338-342 22nd St site is active again.

      Greetings,

      We passed by the vacant site today on 22nd St. btwn 6th/7th Aves (which has been vacant since 2007) after hearing pile driving yesterday, which we assume is soil testing as the developer prepares for new construction.

      Same development team as the 11 white stucco single family buildings on the old 614th Ave site. Word is the new project will be 5 two family row house-style buildings, similar to around the corner. Once again, they will be tiny and once again I assume they will request curb cuts, ruining parking for an already congested block.

      They have not received sign off on the permits, so we can not do a zoning evaluation on DOB BIS...nor do they have permits, so if you see any work going on (other than mowing the weeds as part of housekeeping) call 3-1-1 immediately "work without a permit."

      For those adjacent to the property up the block, I would take photos of your back yards, fences and rear of your buildings. My hope is the construction goes smoothly and quickly, but these folks do not have the most stellar track record, as all of you know.

      I heard the developer has purchased some other properties on 23rd street and is planning to knock them down and build more townhouses.

      It only helps to increase the property values in the area which is good news for us all.

      My assumption on curb cuts made a ass out of you know whom it seems. According to Brooklyn DOB, the R6B zoning does not allow for it. When I questioned how the units around the corner got them, DOB checked. No planned curb cuts for 22nd St...due to ZR

      Doubtful. I pretty much know every household from 5th to 7th Ave.

      Below 5th, not so much. Perhaps they can take over the dead Scarano project at 211.

      My understanding from the e-mail thread is the zoning changed this year and curb cuts are not allowed in our zoning on frontage less than 40 feet. Thank goodness.

      Thats what the realtor from corcoran told me. It was a couple of weeks ago. She said they were waiting for their offers to be accepted, but its corcoran so who knows!!!

      @fowler, I think the neighborhood has had quite enough new development. Bringing down property value, not increasing it.

      NB would only make sense if they are multi-familes since the 1br condo market has tanked.

      So far the only sales we have seen are single family homes to other familes.

      What agent and what locations? Again, seems quite doubtful.

      And nothing was on the market, let alone Corcoran, except some of the new condo building's units.

      I am not sure she  seemed to suggeest they would be in the area off the corner of 23rd and 6th . She didn't want to be pacific as the deals were not finalized yet...

      Hmmm. 302 has been on the market forever...thought it odd the sign was down. Not listed by Corcoran, though.

      There's also the corner building on 6th/23rd and the burned out building. Having the burned out one redone would be a plus for the community.
