I'm not trying to diminish anything. If I keep it light it helps me deal with how depressing it is to have to rent and be constantly ready to move to get to a situation I can best afford.  &#60;/p&#62;
&#60;p&#62;I'm not sure my management company is so kind specifically.  I'm not so high on the long list of people they would like out.  Having a nice, quiet, small family who is friendly with neighbors and the Super and pays rent is in the mgmt's current best interest.  I imagine they would take any chance to get rid of the huge family that has been in a two bedroom for eons.  They are currently showing a place from a person who was paying rent controlled rates.  It is being shown at a rate that has to be far more than is legally allowed due to it's past status and limited by just how many upgrades they're doing. That doesn't strike me as &#34;kind&#34;.&#60;/p&#62;
&#60;p&#62;While what I'm paying is below market rates, it's not &#60;em&#62;that&#60;/em&#62;far below.  There are still a number of old people here paying rent controlled rates.  There's also enough turnover in other apartments that the mgmt company is doing ok.  Factor in all the buildings they own....  The difference for what my apartment would get between preferential and legal would make the difference to me, but I'm not sure it's worth the gamble of replacing me and my family.  &#60;/p&#62;
&#60;p&#62;This apartment has had high turnover in part because it somehow gets all the noise from the neighborhood including yelling people and barking dogs.  Having steady rent from good tenants doesn't make the mgmt company inherently kind, just smart.

I had basically decided to go that route for peace of mind but was still dithering a bit.  In the past I have benefited from doing 1 year leases only.  In this case though, and my desire to not be moving with a toddler in a year.... It's nice to get a reminder from people who know how this &#34;game&#34; works.

I would not hesitate to sign the longest lease available (2 years).  The landlord has every right to charge you more...and he can get more....but for some reason he/she prefer to give you a lease at below market and below what they can legally charge.  Just make sure to make all your rent payments on time and stay on the good side of the landlord...otherwise he will charge market rent when your lease expires.&#60;/p&#62;
&#60;p&#62;No one know's what the rent's will go up to next year.  It depends on what the landlords increase in carrying costs are.  If real estate taxes/gas/water tax go up by allot...then they will raise it more then the 2/4%.  &#60;strong&#62;However, it does not concern you...because you got preferential rent...If they say next year that a landlord can only raise rent by 1%, in your case he can raise it by much much more then that because the legal rent is much higher then what you are currently paying&#60;/strong&#62;. As far as I see it, there is no gamble here.  Its a very easy decision.

I have to decide on signing a one or two year lease.  For the past three or four years the increase amounts have been 3% for a one year and 6% for a two year lease.  This year, shocker of shockers, it's 2%(2013) and 4%(2014).  I am also paying a preferential rate and the legal rent is what I'm seeing for market rate one bedrooms in the area.  Empty studios in this building are currently being rented out at rates less than $100 from what I pay for a huge 1 bedroom.&#60;/p&#62;
&#60;p&#62;I would save money by signing a 2 year lease &#60;em&#62;if&#60;/em&#62; the 2014 one year increase is 4% or more.  Also, if the management company decides to raise the rent to the legal rent for the year after next I'm out of a place.    &#60;/p&#62;
&#60;p&#62;So, in the gamble, do anyone have any advice?  I've only been playing the rent stab. game for 4 or 5 years, what are the odds of the percentage going up for the following year and by how much?
