The maintenance is $400 a month, which isn't bad if the building is up to date on its mechanicals and infrastructure. Check that electrical, plumbing, elevator and roof. Make sure they have repointed that facade. When were the windows done? How many of the apartments are still sponsor owned rentals?

Oh man, that first open house is going to be a doozy - great price for anything in the hood. @<a href='http://brooklynian.com/forum/profile/laddhalsey'>LaddHalsey</a> - I've lived on the block for almost 10 years and the loud summer/spring thing really hasn't been such a factor in the last couple. The obvious exception being the Labor Day weekend of course.

I moved there in December from Cobble Hill (bought) and I have never felt nervous or threatened. AS soon as I got there I felt like a million changes took place too. Lincoln Station/Eastern Parkway Median almost finish, The refacing of United Deli. I haven't lived through the lively spring or summer but the winter was pin-drop quiet.

I got that from the "Encyclopedia of New York": "Eventually many buildings were abandoned and the neighborhood declined, and during the 1960s Washington Avenue was the site of severe race riots and arson that destroyed many buildings." I spent a lot of time looking at the building right next to you. The corner has a bad reputation. Washington Avenue is the old border between Crown Heights and Prospect Heights, and it has been blighted like many streets that form the borders between neighborhoods. Does anyone remember 15th and 16th Streets in Park Slope when they marked the Slope's southern edge? Classon Avenue between Fort Green and Bed Stuy full of broken windows. Now as gentrification spreads, that border is moving from Washington Avenue. The Police have identified the highest crime area in the 77th Precinct, and it's not Washington Avenue. It's a couple hundred yards away. The Impact Zone, which has received about 40 extra police officers, starts at Franklin Avenue and stretches to Nostrand. I don't think the tide is going to turn back. The corner of Lincoln and Washington has three co-op buildings on it, 375, 394, and 400, and the homeowners there are extremely vigilant about calling 311 about noise or anything else they don't like. At the building I looked at, they log their calls and they only had to call 311 five times last summer for noise. But the corner still has the marks on it from only recently being a tough place. There are still some beat-down disfunctional people walking around. My last visit, I saw a guy wrestle and clumsily slap at a woman while she hung onto his shirt and told people to call the cops, all next to their stroller with a kid in it at nine in the morning. About six people, me included, ran up, but someone who knew the couple told the people to let them alone. I walked down the sidewalk and called 911 anyway, but the cops didn't show up fast and the people dispersed. A few minutes later I passed the corner again, on purpose to see what happened, the couple was wrestling by a street tree and then guy walked off with the stroller while the woman cried to the family friend. Other people complain about kids throwing dice. At least two people on this blog are still convinced the drug sellers are out, selling pot. Most of the 7 people I talked to that live there disagreed. The cops say they sometimes catch people with open containers of alcohol or a joint. Not much more serious than that though. According to the U.S. Census the average income there is $40,000 and 10% of the residents are on public assistance. So most people work. Most of the people on the endless stretch of Lincoln Place between Washington and Underhill are black, also according to the census. It's a family vibe. Moms stand out on the stoops with their kids. I saw a lot of older people. And then there are the gentrifiers: whether they are Black or white or Asian, you can pick out the people with big ideas of themselves and cell phones or iPhones or whatever and there are probably more every year, though the balance hasn't shifted yet. Here's the thing, Washington has been blighted since the riots in 1968. But it doesn't make sense, it should be more valuable than some of Park Slope because of the subway stop and the museum plus the nice architecture. Washington Avenue is designed to be a main commercial strip. Look at the buildings, taller and grander than Vanderbilt. Instead it's been a barrier along with the tangle of streets around Grand Army. It's been a barrier like the corner of Flatbush and 4th Avenue used to be: Before Ratner's two malls there was that huge crater and the chain link fencing that used to keep the gentrification off of Fort Greene. Now most people I talk to agree that the corner is a safe place. Check the mugging map, there's nothing really on Washington. The worst you could say about the corner is that it can feel really depressed. Or maybe manic depressive. Washington already has the bipolar look of a gentrifying street, with Cafe Shane and the new Greek Place and the gleaming, Death Star-looking condos at 475 Sterling, next to the liquor store and the grimy bodega, supposedly a drug spot but I know young parents that buy milk there. It's an odd mix. For better or worse, that's hardly a barrier.

I lived in that building for 2.5 years and never had a problem with crime or feeing unsafe. I am a woman in her early 30s and I came home at all times of night. Getting to 400 Lincoln from the subway is a straight shot on a very busy street. If you have to walk home from somewhere else late at night, I'd cut over to Eastern Parkway rather than walk up Lincoln Place. The building across the street by the bodega is a bit sketchy and loud, which was more of an issue for me. (Parties till the wee hours in the summer, people shouting.) As for the building, I loved living there and really felt part of a community with my neighbors, which is worth a lot, in my opinion.

Has anyone else heard of anything like this?[/quote] Yes this happens often in Brooklyn (not sure anywhere else but this is where I grew up). I wouldn't go so far as call the cops - most of the time these guys are just trying to rap to a pretty woman and I usually tell them there is no need to touch me or my husband/boyfriend would not appreciate that. 99% of the time they just let it go and I go about my business.

My wife and I are planning to move in right next to your building, and I've talked to five or six people who live right there, and none heard those gunshots. The gunshots happened, but the folks I talked to didn't hear anything. This blog is good at being frightening. We lived in Fort Greene for two years, and I thought we were in a happy, safe, charming neighborhood. Now I read on the internet that people were dealing crack out of the big building across the street from us the whole time. Who knew?

As long as you aren't stumbling drunk and vaguely aware of your surroundings, the short walk from the subway should be no problem at 3am. If you are stumbling drunk and listening to you iPod with one ear and talking on your cell phone with the other, you'll probably still be OK. But it isn't recommended or daver approved (tm). You will probably hear gunshots at some point. Especially if you are listening for them. It is a decent neighborhood IMO.

There are drug dealers regularly on the corner of Washington and Lincoln, next to the bodega if that is an issue for you. Most of the muggings/gunshots seem happen further down Underhill, although there have been a few recent gunfire incidents nearby Lincoln/Underhill. The block's makeup seems to be split between families and 20-30something sinlges and encompasses many races (please ignore the insulting poster trying to read your mind by saying you want to know how white it is when all you did was ask a simple question). It is a pretty safe area and I have never had problems walking around late at night - but it may be different for women. The best part is how close you are to the Park, Museum, Library, Botanical Gardens, and Subways. I must say I am shocked at what a 1BR/Studio goes for there though - I have a spacious 1BR for just over $750... but of course I have been rent stabilized since 1992! I hope you make the move, we are always glad to have another nice person move on our block!
