This is really great info!  Thanks guys.  I should have been more clear, its my mistake.  I am looking into buying the 3 family.  I've read a lot about Franklin and want to get involved in the community if I move there.  But I wasn;t sure if this is considered part of that area.  &#60;/p&#62;
&#60;p&#62;The building was very unimpressive and looked like it needed some work.  Overall is wasnt well maintained and the people living there had tons of stuff in their hallways.  &#60;/p&#62;
&#60;p&#62;What area in CH would you say would be best.  I am married, have a baby on the way and we want a multi family.  I work very close by and that is a HUGE motivation for moving.  Thanks!

&#60;p&#62;Chloe, you're probably right that yelling at and threatening each other till all hours of the night isn't so classy.  I also agree with you completely that excluding a street as an option is a really good idea if you know it's going to make you crazy.  The OP has a small baby on the way.  If s/he is kept up by yelling neighbors and a barking dog his/her quality of life will stink.  That's exactly why I responded in the first place.  As a landlord yourself I'm sure you appreciate tenants who aren't miserable and subsequently complain a lot.

An for even more clarity a landlord is a deed holder weather they live there or not. Thank u why not we have a of people whoa act on behalf of landlords they collect rent, make sure repairs are done, do lease prep etc.

&#60;p&#62;We always scored really high on our evaluations from HUD, HPD, DOB and the residents.&#60;/p&#62;
&#60;p&#62;...but I wouldn't be interested in living where I work.  I live to keep those seperate.

I suspect you already are aware of this, but you definately want to have an engineer look at the building.&#60;/p&#62;
&#60;p&#62;As a result of the prior economics of the neighborhood, many landlords (even those that lived in 3 family units), were unable to maintain their properties.  This means that&#60;br /&#62;
plumbing, boiler and electrical may be close to &#34;original&#34;.   Such things are not only expensive, but very time consuming to fix.&#60;/p&#62;
&#60;p&#62;Re:  The tenants.  As you are likely aware, they are not covered by rent stabilization rules as result of being in a building of less than 6 units.   The asking price is probably set with assumption that the new owner will renew leases for market rates. Once their leases expire, you have a good deal of flexibility re: how you fill the units.&#60;/p&#62;
&#60;p&#62;This web site has been doing a pretty job at covering sales of single and multi family homes, located between Washington and New York Ave:&#60;/p&#62;

&#60;p&#62;While it is written by a realtor, it does provides you with a degree of information re: the the going rates, and how quickly properties are turning over in CH and other rapidly changing areas. &#60;/p&#62;
&#60;p&#62;As I am sure others have told you, being a landlord is not for the faint of heart.  &#60;/p&#62;

For now the street is pretty quiet.  Maybe you can argue the rent down if the owner is really desperate and you think you can handle it.

If the building number is near the very low 800s you will be dealing with extremely loud neighbors during any warm months.  There is a specific extended family unit that sits outside when it is remotely warm.  Nothing wrong with that of course, but this specific group are extremely loud and employ extremely poor conflict resolution techniques.  &#60;/p&#62;
&#60;p&#62;Across the street from this specific stoop is a dog that barks almost incessantly.  He barks a LOT at the family on the stoop when they are yelling at each other.  He also barks when stray cats wander by or when groups of kids come by and &#34;bark&#34; at him.  He also likes to bark at 2am for extended periods for unknown reasons.  &#60;/p&#62;
&#60;p&#62;Personally, unless you work nights or have a really high tolerance for overhearing other people's bulls**t I would keep looking.  If the building is much closer to Rogers it might be ok.  Feel free to message me directly for more info.  For what it's worth, it's not every building, or even the tenements as a whole but this specific group of people that make me say this.

&#60;p&#62;Confused -- have you ever lived in/near a tenement?  Do you know of any that aren't loud?  They're built as affordable housing, so they're built cheaply (extremely thin walls), and are meant to house a lot of people.  So lots of people + thin walls = not loud?  &#60;/p&#62;

&#60;p&#62;If you don't like noise, other things you want to avoid are bus routes, and new buildings.   &#60;/p&#62;
&#60;p&#62;New buildings tend to have very thin, sheet rock walls, as opposed to sturdy brick ones.    &#60;/p&#62;
&#60;p&#62;...as to the opinion of the people who live on that block re: my comments, I imagine that they perceive themselves as living in the best apartment that they can afford, and know that there is a close coorelation between rent AND things like noise, crime, proximity to Manhattan, and proximity to parks.&#60;/p&#62;
&#60;p&#62;...at least I hope they are.

&#60;p&#62;People often do not prefer (and are not willing to pay as much) living on a block of tenements because more people occupy the space.   &#60;/p&#62;
