lot between grand and classon on St. Marks

Does anyone happen to know what is going to happen in the lot on St. Mark's between Grand and Classon about 200 feet East of Grand? I ask because it happens to be the view I have from my bedroom window. It was previously the home of a lot of junk and a not very scary guard dog who lived in the empty trailer in the back of the lot; but in the last several weeks, the dog, the trailer, and everything else that was there has been cleared away and the whole place is being excavated; I am wondering with some trepidation about what's going to go there. Any guesses? Maybe I'll try out this poll feature to elicit some responses.

  • I walked by this lot (392 st. marks) and then saw the scarano website and initially thought this was 804 Bergen. I shortly thereafter realized I was off by a block.

    However, this looks like another Scarano project although it's not on their website yet. Their name is on the building permit. To speculate on what it might look like visit http://www.scaranoarchitects.com/ (also see the thread on "804 Bergen" on this board)

    The permits have some conflicting data but what is consistent is that it will have 24 units. An earlier permit put the building at 5 stories and 70 ft. with a total of 27,125 sq. ft. With an average of over 1,000 sq ft per unit this sure fits the bill for condos. A permit filed a couple of weeks later scaled the height down to 55 ft and didn't mention total sq. footage.

    What's interesting is the current zoning would allow for only 13,270 sq. ft. This can often be increased if they build a community center or low income housing as part of the project but I can't find any details on that yet.

  • I see that there is another bldg in PH Scarano is bulding on 35 Underhill (http://www.scaranoarchitects.com/). Looks massive. You have to scroll down quite a bit on the grid to find it.
