The most FANTABULOUST gut reno'd 2BR - flooded with sunshine

Subject: The most FANTABULOUST gut reno'd 2BR - flooded with sunshine

One of the most funnest, grooviest, most bodaciousest part of hunting for real estate is finding that proverbial needle in a haystack - that gem of an underpriced, overlooked apartment in a gorgeous neighborhood you might not have previously considered or even heard about, but which now you're totally stoked about having found.

Ladies and gentlemen, your hunt stops here!

(Okay, that was a bit of an overly dramatized, run-on introduction. Unnecessarily endless and long - just like the endlessly long and spacious bedrooms you'll find in this apar... - okay, I'll stop with the hyperbole now.)

I have a beautifully gut-renovated 2-BR right near Brooklyn College, in an absolutely gorgeous, swanky (if not terribly chic) neighborhood just three blocks from east and west side subways. The apartment features a brand new kitchen and bath, hardwood floors, funky shelves built-in to the walls, and, with its western exposure, is absolutely FLOODED with sunshine, particularly in the sunset hours. There's so much light, you'll go blind!

The master bedroom is absolutely CAVERNOUS. The closet space is abundant. The appliances are brand new. The only lil' caveat is that the 2nd bedroom is really a sealed-off, converted dining room. It's got two big windows (with all that gorgeous sunshine! 'Let...the sun shine...let, the sun-shine...la la la la) and a door, but it's not terribly ginormous. If only the humongous masterbedroom could have some of its space allocated to its more spacially-challenged compadre...ah, to be an architect. But I digress.

The neighborhood is pretty and suburban-like, with huge homes built on even huger lots. The train is nearby and it's literally steps to Brooklyn College. The high-floor spot in the building makes for slam-diggity views, and, oh, did I mention the sunshine? 'Let, the sun-shine...everyone now! Let, the sun-...' OK, I'll stop.

That's about it. Do call or write if you'd like to see this magnificent gem, or any one of the other 25 or so apts we have scattered throughout NYC.

($235,000 asking price, $616 maintenance)

Thanks!
