1 bedroom available in Crown Heights

Ok, since this apartment is in my building I'm not going to give out the address here. I'm helping my landlord's daughter find a tenant, partly because she needs the help and because I don't want any douchebags living in my building. For under $1300, this is what you'll get (price is negotiable for a good tenant):

Good sized rent stabilized 1 bedroom on 3rd floor (maybe around 600sf, I'm not good at that stuff)
9 windows! (Corner building so plenty of light. 3 in the bedroom, 1 in each middle room, 3 in the kitchen, and 1 in the bathroom)
Relatively new stove and fridge
Kitchen big enough for a medium sized table and chairs
2 middle rooms (one could be a livingroom, the other an office or walk-in closet)
Big bedroom with nonworking fireplace
Fresh paint job
2 entrances (railroad style, doors on either end)
Cats okay, dogs probably are too (I had to put a small pet deposit down for my 2 semi-big dogs. No neurotic yappers though, it will be better for both of us.)
Heat and hot water included
Building in decent condition (not by Park Slope standards but acceptable)
Handyman on the premises
Great neighbors! (We're all pretty quiet, not jerks, friendly, the type of people who will let you in to climb up or down the fire escape if you lock yourself out. 1 or 2 of us might even go to the store for you if you're sick or incapacitated.)

What my landlord's daughter is looking for:

Someone who has decent credit or a guarantor and can pay their rent on time
Someone not on any programs

What the tenants (especially me) are looking for ;):

Someone who understands that this is Crown Heights, not Park Slope or Brooklyn Heights. People hang out on their stoops, sometimes we like to hang out in front of the building (not being noisy or anything).
Someone who isn't afraid of dogs, especially big scary pitbulls. Mine is so vicious she will run away and hide if you scare her, or lick your face clean off if she likes you.
Occasional noise should not bother you, Franklin Ave is surprisingly quiet here but sometimes people play music or yell. My dogs are convinced that they can scare thunder off by barking at it but I do my best to make them stop. I've also been told that you can't really hear them from the other apartments.
A nice person! We are all nice people so it will be awesome if you are too.

Ok, I'll be really serious now. I love my building, it's pretty quiet, the tenants give a crap and the space you get for the money is good. My next door neighbors (the handyman and his wife) have become good friends of mine, she even cooks for me! We all look out for each other and try to help each other out. Have something heavy to carry up? One of us will probably give you a hand and if we aren't able to do it, there are a few guys in the neighborhood who would be willing to help out for a few bucks. P.S. My landlord passed away recently and his 24 year old daughter is the one taking care of the building. She's a good person and has been really great to me so I wanted to help her find a good tenant.

  • Which subway stop are you closest to?
  • Probably the C at Fulton but the 2 or 3 stop at Eastern Parkway and Franklin Ave is pretty close too. I'd say both are about an 8-10 minute walk. Oh, and I always forget about the shuttle at Prospect Place. I'm on the corner of Bergen and Franklin so it's kind of in the middle of the C and 2/3.
  • Oh, and I'm not really that demanding just a little snarky sometimes. I've had bad neighbors before and would love to have someone move in who was cool.
