Sell “As Is” or Fix It Up? — Brooklynian

Sell “As Is” or Fix It Up?

This whole market has many of us confused on how to proceed on what used to be easy answers. The owner has a dilemma: should he finish the job he started, or sell it as is so that the buyer can customize it to his/her liking? What does everyone think?

Here are the facts:

4-floor brownstone
Just a few blocks from the 2/3/4/5 Franklin Avenue stop
Quiet, tree-lined block
Brand new hardwood floors
Updated plumbing
Updated electrical
Original woodwork detail

  • most buyers a wimps: cater to them. finish it to the point where they get to choose the cabinets and appliances, but that's it.

the renovators aren't willing to pay what you are asking.
  • That's a really good point. Hmm, we hadn't thought of finishing it to the point where the buyer can choose the easy stuff. We already have the hard stuff done.
