Seeking 1BR in Prospect Heights/south Clinton Hill

hi there,

I'm looking for a 1BR rental in Prospect Heights (between Flatbush and Washington, Atlantic and Sterling/Park Place), southern Clinton Hill or possibly east Crown Heights for $1400-$1700 starting October 1.

The ideal apartment would be in a small apartment building, brownstone or loft, have lots of light, clean, open spacious format, an upper unit (no ground floors although parlor floors work), at least 650+ square feet and no broker's fee. I would also entertain unique situations of long-term sublets or other interesting arrangements. At least eight blocks from a train (other than the G if possible) since I will be commuting into Manhattan fairly often. I'd sacrifice the condition of a place for more space as well!

I'm a woman in my thirties, am super clean, thoughtful, responsible and no drama. Have excellent credit, no pets and a great tenant overall.
