$450 bedroom in a large Kensington apt. with 4 roommates

we're looking for a new roommate to fill out a spare room. Our current roommate is planning to leave in December, but we haven't set a move in date, could be as early as the 1st if you're willing to pay a little extra rent (our rent date is the 12th of every month). The room is about 9x9 give or take, and the apartment has a ton of common space. The living room is comfortable and the kitchen is huge. All of the common rooms are fully furnished, but you'd have to provide your own stuff for the bedroom. Utilities, which include electric, gas, cable, and internet usually run between $40-$60 per person every month on top of your monthly rent.
The house is a really nice Victorian on a quiet, residential street. The neighborhood is really nice and perfectly safe. It's populated mostly by families from a really diverse range of cultures. The Beverly rd. Q train station and the Church ave. F/G train station are both within a 5-10 minute walk from the house. The total commute to the city is about 40 min. to downtown, just under an hr. to midtown. There is a large laundromat within three blocks and the nearest supermarket is about 5 blocks away. There are some nice restaurants popping up in the neighborhood. Spots like Picket Fences and The Farm on Adderly, both of which seem to have a great reputation, and a few health food stores are just a few blocks away along Cortelyou rd. There are some good Indian, Latin, Thai and Middle Eastern places within walking distance, too.
As for the other rest of us, we're all in our 20s, and keep fairly normal schedules. There are 2 guys and 2 girls, so either gender is fine to move in. We all met through craigslist, but have been able to get along great. Everyone is pretty laid back, and we're pretty good about splitting the cleaning duties, TV time, etc. Our landlady and her family live on the floor beneath us, so we try to be as courteous as possible with them, they've been good to us so far. We've got 2 cats, so any more pets might be overkill. We're 420 friendly, but only 2 of us smoke, and our landlady is not pleased with the idea of that going on in her house. She's not the type to threaten or anything, but just try to keep that to your room as often as possible so as not to cause any awkwardness with her. Cigarettes are fine too, but please only in your room. I smoke hookah (flavored tobacco from a huge water pipe) pretty much every night in the living room. The smell is pretty inoffensive, it's more like incense, and no one else seems to mind, but if it really bothers you we can talk about it.

As someone who's spent a decent amount of time in this apt I can say everyone is pretty cool and chill- I live alone and generally hate room-mate situations but I could totally see myself living with these people if I was in a position to do so. Everyone keeps sort of opposite schedules, I rarely see more than two people in the apt at the same time (some work days and nights, some just days, etc.) And the house doesn't smell like cat at all which is nice. And the shared space is HUGE- their livingroom is the size of my entire apartment and the kitchen is to die for.
