I think my new tenants are ruining my trust of letting out

tenants out of their leases early.

last month they told me they needed to move out. they need to move back to europe etc... they only been there like 3 months.

but trying to get them to allow me to show the place is like pulling teeth!! they agree to let me show it. i haven't gotten any days etc.. back from them at all is good to show. I was supposedly to start showing it on the 15th of this month. but they haven't called me back etc...

Doesn't your lease include the right to show it to prospective tenants? I think the standard Blumberg does.....I always let tenants know when I want to show it (and it's often unpredictable, what with the unpredictability of brokers and people looking) and ask if that would be okay - with the tone of being willing to tweak the timing if they will be entertaining or something.....but have never had to do that. It's about starting with the intention of showing it at your convenience, and doing them the courtesy of letting them weigh in, but the emphasis is on your need to show it. Good luck with it!

So sorry to hear that. Had similar problems when I was selling. Lets face it, some people are just selfish and consider you to be the evil capitalist - even if you are struggling to pay your own bills.

I finally gave up trying and set up a Saturday and Sunday schedule between 10:30 and 2:30. Since I had given ample time (in writing) and I had the keys - ready or not, here we come.

from all of your posts, it seems you need to stop renting out to a$$holes.

Also, as the owner/landlord, you are entitled to have a copy of there keys at all times. Most landlords dont really force the situation, but you ARE allowed to have complete access for emergencies and stuff.

seriously AW, get things in writing to avoid being burned, esp re: roommates, etc.

Collect one month deposit, first month's rent, and last month's rent when they sign the lease.

Run credit checks.
...have only one person on the lease. Take checks only from only that person.
