dealing with unreasonable sellers/realtors.

my family and I wasted 5+ or so odd months trying to buy this place. in contract, bank is ready to sign.

the problem is the guys "converted" it to a 2 family. I did research on the place it wasn't really converted etc.. I told them this before hand, they were like yeah its 2 family etc...

now bank is ready to sign, the title search came back saying its really 1 family. My lawyer says they should put 100k in escrow. The guy promise to do the conversion himself. He claims its only going to cost around 10k for the whole conversion.

The job they done on the house was without any professional work. some of you guys who live in the hood probably seen the sign across the street from a bus stop that says sold already. if you seen the insides of it. yeah it wasn't professionally done. everything needs to be done over again.

anyway so the guy is refusing to put that money where his mouth is. I just talk to the realtor to let him know i'm not budging on the amount. he was like i'm unreasonable. i'm like how is it unreasonable, if he says what he'll do he'll get the money back other wise we know he isn't going to do the work and walk away from the paltry some of 10k.

I should of walk away from this when they insisted on keeping the deposit after a few months of going back and they change their minds.

They insisted on alot of things and we follow through them. now the ball is in their court they are refusing to do something very simply either take 50k away from the selling price or 100k deposit that they'll get back from their "10k" of work. either way he'll walk away with almost 200k-300k. since he brought the place in foreclosure for 300k and probably spent like 10k cosmetic reno.

few issues they never bother to answer and i probably wouldn't of sign till they answer, they always ignore the question. I know they have tenants there. on paper they say it will be delivery vacant. but according to the realtor lease isn't up till feb. seller hasn't provided any paper work of their lease etc... signing was suppose to be earlier this week.

now i'll wait for them not to accept this deal and i'll get my deposit back etc....
