hi,

I live in a small condo and we are considering getting a condo management company to take over the trash clearing/building maintenance and maybe some other services.

Does anybody have any suggestions or recommendations of companies that provide these services?

  • There have been several previous threads on this same issue. Use the "search" bar to find them.

  • You'll probably never find one that you're happy with for very long. Just in the nature of the thing.

    Some general advice:

    1) look carefully at the contract; make sure you fully understand and agree to its provisions; you may want to have a lawyer look at it and advise you

    2) make sure the contract you sign allows you to get out clean in X number of days if you want to (we had one that more or less trapped us unless we could prove the company wasn't doing it's job, which gets messy)

    3) the sucess of the relationship depends on you as much as it does on them

    4) be clear about expectations; communicate clearly, consistently, and constructively; as soon as something isn't working the way you expect it to, let the head of the company know; what they don't know about they can't fix

    5) small gives you personal attention; but big gives you wider experience and a deeper portfolio of contractors etc to service your needs

    Consider whether an experienced Super might be able to do most of what you need/want; but if you need billing and accounting and contractor referrals etc, and interaction with city agencies and FDNY etc, you might need a Mgmt co.
