building is done now. i got hot water yay. now i'm waiting to see if i could get the tenant screening service. if not this will goto the realtors *shivers.

I have one rental unit in my building. I asked my prospective tenants to run their own credit while they sat there in my house. Basically, I log on to www.myfico.com and request all three reports for $35 or thereabouts. The site asks some personal questions to verify who is running the credit so you need the person to do it themselves (but atleast you know it's not forged and it saves them on the "application fee.")
As far as the New York Landlord's Law Book, it is an invaluable resource. But NoLo has stopped making it (I believe in 2003) so I am paranoid that there have been some law changes that I don't know about... I just keep my ears open and lawyer's number handy. -

I guess i'll do that when if my last try(wait for guy to give me a yes or no via email hopefully today or monday) and if no i'll just call up people who sign my list and if they havent rented yet i'll ask them to do it themselves infront of me.

Just wanted to mention that I was familiar with the building before you bought and renovated it, and I walked by for the first time yesterday in a few months. WOW! You did an amazing and beautiful job on it! Congrats! I was really impressed.

I might start to use a broker :P next week. so far by myself i only rented out 2 places. damn i'm tired. maybe they are worth the trouble to the tenants :P.
