The final (?) Hello Living building is underway....

Emily wrote: Despite some legal troubles and slow condo sales, Hello Living is once again gearing up to build on the Prospect/Crown Heights border. Developer Eli Karp has put up a construction fence around the plot where his ninth condo development in the neighborhood will rise, at 618 Washington Avenue on the corner of Pacific Street. Permits are approved for a six-story, eleven-unit building, and a sign on the fence lists a completion date of Summer 2012. (Unlikely!) We’ve put out feelers for a rendering, but presumably the aesthetic will be similar to the Hello Living buildings that have come before.

  • Tonight they lit up an edge-lit, patterned glass patio rail on a corner unit. Assuming that's the treatment for all the balconies, this Hello Living will stand out a bit from the others (and actually might look kinda cool coming up the avenue from Atlantic.

What I can't figure out (doesn't seem to be any renders around - maybe they're figuring it out as they go) - is there's also what appears to be a white steel railing system in the adjacent stairwell - as if the twin staircases are to be exposed, exterior elements open to the street.

Which seems a bit dangerous if not inconvenient when it rains or snows.

Anyone have a mock-up of the finished building?

  • I looked, but they don't have a mock-up.

They do have shots of the construction though

P.S. They are building another one at Sterling and Nostrand. The one on Washington is not the final one in Brooklyn. http://helloliving.com/development/hello-sterling/

  • I hope there's nothing residential across the street. Nothing like living across the street from a billboard

  • People interested in Hello Living's developments can visit their Facebook page. They seem to take lots of photos of their buildings as they are building them.

  • The developers took this photo today:

  • This development is now almost complete. Expect open houses soon.

Think they will ask $700 a sq ft?

    A 1000 sq ft 2 BR would fetch $700k.

  • The advertising pitch for this building has officially begun: http://blog.buzzbuzzhome.com/2013/06/618-washington-finished.html

I was surprised to realize that this development only contains 10 units, despite being 7 stories high.

...those apartments are big, and have high end finishes. I suspect we will begin to see moving trucks in the fall.

  • Monday morning, Hello Living banner has been hung.

Is this the ugliest building ever? Or one morning they'll add some final trim and it will reveal itself like a beautiful butterfly?

  • The nice thing about living in an ugly building is that you don't see it when you look out your window.

    ...everyone else does.

The developers could not have timed this building's completion better. In the present market, these units are going to move really quickly, unless they are priced incredibly high,

  • I'm still not quite sure what's going on with the external staircases. They can't possibly be the only means of access to the apartments, so are they just a means to encourage you to awkwardly visit your porch-neighbor?

  • The elevators open directly into your apartment. The stairs are how people get up to each floor that you don't want coming directly into your space.

  • No matter the logic, the building still looks like a tacky Florida motel.

  • That's because the developer is from Florida.

  • Hello Living published this photo today, showing the view from the penthouse.

Note: In addition to the one being constructed on Sterling, Hello Living has recently announced 2 buildings to be built in PLG.

  • Do the walls of those terraces look like something you'd want to lean against? They look pretty flimsy to me.

  • I never trust those things.

BTW, the developer has announced he plans to ask $900 a sq foot.

    ...he just might get it.

  • I was just coming here to remark on the $900 / sq.ft. price tag. That seems INSANE.

  • If I were Atlantic Company (the nearest bar) I might upgrade my menu from draft beer to cocktails.

These folks are going to have money to spend.

  • Oct 1: Now showing, complete with bidding wars!

Brownstoner wrote: Hello Living’s condo development at 618 Washington Avenue in Prospect Heights debuted last week, and the units are priced at an average of $853 a square foot, a little under the $900 developer Eli Karp promised a couple weeks ago. There are four two-bedroom apartments at Hello Washington listed for sale — two at 964 square feet and two at 1,037 square feet, according to StreetEasy. Prices range from $815,000 to $895,000, with one of smaller units clocking in at the priciest for its size — $866 per square foot.

Brownstoner wrote: Hello Washington hasn’t been on the market a week, and already contracts have been sent out for two units and some of the others are in bidding wars, according to an email sent out by developer Eli Karp. Contracts have been sent out for No. 302 for $875,000 and No. 301 for $850,000. The penthouse, listed at $1,350,000, has received higher offers and some of the other units are in bidding wars, he said. “Originally, we projected that we would need to sell five units in order to take-out the bank,” Karp wrote. “At this point, three units will be sufficient.” This is good news for those in the Owners Club, he added, explaining “we contemplated then that the sellout might be $675,000 per unit, now at $875,000 tops our wildest imagination.” The per square foot prices rival projects in Park Slope, he said.

    We are getting more neighbors!

  • I was driving down New York Ave and at the corner of Fenimore is a vacant lot, used to be a gas station and on the fence surrounding that was a Hello Living sign so I'm wondering if they're building there too.

  • I have a few clients who own houses and buildings within a few blocks of there. They'll be happy to see the values of their properties rise.
