  • also from what i learn, i won't get more than a 3 family ever again. if i sold now can't even get my money back LOL. apparently people don't like small buildings and banks won't lend on them vs houses.

  • But, no doubt, your unaware tenants and your family believes you are incredibly wealthy!

Small business owners suffer the same fate: The have to constantly reinvest their earnings to keep up with the other businesses. It is Grow or Die.

Meanwhile, those on the outside accuse them of being "greedy" or "exploiting" their poor customers/tenants.

(and there is always some owner who is an actual greedy bastard that makes the hard working ones look bad)

    The fun never ends.

  • sadly my houses make the same money as the big building which i spent alot more on renovation and on the building and up keep and the house increase alot more in money vs not at all if i count the renovation money.

I should of listen to people. who told me to convert it to like a 2 or 3 families back when I just first got it.

  • Possible consolation:

Do your friends and family think you are successful?

Do you enjoy the smell of drying plaster compound?

  • not really :p they know how much i sink into these projects.

I enjoy designing things and fixing things.

Excellent. We have found one reward. Other rewards could include:

    a. Always wearing clothes with paint on them.

    b. Having attractive tenants, that you like to talk to while you repair something.

    c. Having a favorite hardware store.

Tenants hardly notice me :p i do stealth repairs.

I goto many hardware stores. no favorite ones.

  • excellent!

Let's also remember the joy that comes from dealing with the DOB, Housing Court and Sanitation!

....not everyone gets to read newspapers for hours on end, while they wait in a dirty lobby of a city office building!

...not everyone gets to try to prove they are not guilty of some petty violation, or gets to act like a mafia guy by slipping the inspector $100 to go away!

P.S. I suspect the problem with that house is that it's too close to the Armory -- if it was located closer to EP it wouldn't have much trouble selling.

Regardless, this property has now sold.

    Selling price: 930k
