Together with a declining crime rate, such neighborhood amenities are contributing to an investment boom:

Mayfield joins other "refined" sit down restaurants in Western Crown Heights (Thirst Barvin, Bar Corvo, Sunshine Co. and Barbachino) which aggressively compete for the business of persons who already live within walking distance. Like its competition, Mayfield provides good food and service.
As a result, I don't perceive the proprietors as taking especially large risks; I mostly see them as responding to a customer base which has already arrived, and is continuing to arrive as additional condos and market rate rentals come on line.
My wife and I ate at Mayfield most recently on Christmas Eve; It continues to earn our business.
Howdy, Stranger!
