Evil Management Company/No idea what the Co-op Board does..

My co-op has 31-32 apartments with a live in super. I am not sure what he does. He appears to take out the trash and clean the sidewalks. His wife mops the common area floors (she does ok with what she has to work with). Folks who live in the building maintain the tree pits. The plants in the front have not been trimmed in years. In the past three years my maintenance has increased from less than $400 to just over $600 a month. Over the past three years we have had monthly assessments of close to $200 bucks a month for heating and repairs. They did install a fancy roof deck. This year we had a 6-month assessment that cost me $200 a month for 'lobby repairs'. No repairs insight! When we asked the management company what was going on the lobby repairs he said the money was towards the 'fund'.

The board meetings with the management company are closed. They do not send out minutes or issues discussed. We have one meeting with the co-op board and the management company a year. Members ask questions... nothing ever comes of anything...

Does anyone out there have any ideas or suggestions? My better half asked to see the books during an argument with the rep for our building and he said anytime. Unfortunately we do not know what to look for if the books are being 'cooked'.

Any ideas? Suggestions? It does feel good to vent though!
