I pay $2K for a 1-to-2 BR in Center Slope. Which houses me and my daughters (I sleep on a futon that I fold into a couch when the girls are with their dad). To me it's a 1 BR; to them it's a 2 BR. Depends on your perspective. It's plenty big, though, and I think your price point is about on target.

renting your first apt! It seems like a good deal (I wasn't banking on finding something in Park Slope, seemed beyond my reach...) but I need someone to hold my hand.

Is this the brownstone on the corner (19)?
I used to live there! We paid $1300/month 5 years ago. It's a nice building but in bad need of renovations last time I talked to a co-op owner.
If you store stuff in the basement, put it on pallettes. It'll get wet otherwise. -

If you saw something and/or are getting something for this price, its probably the only place at that price.
$1500/mo in the Slope is very good for a 1bdrm. -
if its 1300, i would say crack den and full of roaches and needs tons of work LOL.

1500 for a 1 bedroom there is an incredibly good deal.
that's about the going rate for a studio in this area.
so very good bargain! -

It's on target. My buddy just rented a 1 bdroom in center slope for 1500.
I've heard PS studio & 1 bdrm purchase prices are now moving higher than Manhattan. -
i never thought i'd say this, but based on a recent apt search in PS, sq footage wise, it is cheaper or comparable to rent a 1 bedroom on the UES.
If only my studio would be enough room for 2 big personalities
does anyone know of landlords who own rent stablized apts that have a possibility of not being occupied forever and ever?

no steal, but not bad. sounds about right, but who knows without actually seeing it.

without knowing the building amenities or condition of the apt,
the combo of location + size + pricepoint is an excellent deal.

my 300ish sqf "one" bedroom is 1500 in the same area.
i guess it depends on the state of the appliances, bathroom and what floor its on.
so yes good deal.
oh and for the UES you would have to search for ages to find a better deal there than in park slope. Also the 15% broker fees destroy most decent deals. Also living on 90th and York is not a deal no matter now cheap it is when you're walking 15min to the only subway line. -

for every cheap open listing on the upper east side there are probably 10 craigslist ads for it. which kinda skews ones perspective of the actual volume of availabilities if one doesnt account for it.
(open listing = apt that is given out to every brokerage in manhattan)
anyways im assuming op either rented place or missed the chance by now.

i ll get it rented in about 15 minutes.
