Changes are finally coming to the Pavillion movie theater and the little building next to it

"The landmarked Pavilion Theater at 188 Prospect Park West in South Slope may get a new six-story apartment building next door, according to new building applications filed this morning.
Morris Adjmi would design the 24-unit development, which would have 45,922 square feet of residential space. The average apartment would be 1,913 square feet, meaning that these will undoubtedly be condos. The ground floor will host 7,846 square feet of retail, and apartments will be stacked on top.
There will also be a 16-car garage in the cellar, which is more parking than the site’s R8B zoning requires, but makes sense for pricey Park Slope condos.
The developer is Hidrock Realty, who bought the theater in 2006 for $16,000,000, and then snapped up the property next door at 192 Prospect Park West for $3,090,750 in 2012.
The new building will probably rise on the adjacent lot, which fronts part of 15th Street and curves around the traffic circle at Bartel Pritchard Square. A single-story commercial building, which used to be a restaurant, currently occupies the site. That tax lot is also listed on the new building application, although plans were filed under the theater’s address at 188 Prospect Park West.
However, the Pavilion became part of the Park Slope Historic District in 2012, and the exterior is landmarked. The Landmarks Preservation Commission would have to approve any development next to the theater, or any changes to its exterior.
Update: DNAinfo reports that Hidrock plans to convert the old movie palace to condos and a new “high-quality” movie theater. They’re going to refurbish the 1920s-era exterior and keep the Prospect Park West entrance, along with adding an entrance for retail along Bartel Pritchard Square. The entrance to the condos will be on 14th Street."
