They are advertising this as street retail, so bars and restaurants need not apply.

At a minimum, I think the landlord is going to need to install a proper, bland glass storefront on this to make it attractive.

I want to know whether there is a morgue in the basement...

The store front as it stands looks sort of like an Abercrombie that you'd find in a mall. But since the apartments and ensuing population influx aren't going to be finished for awhile I suspect that no one will rent until that happens. I was thinking about the morgue as well. I wonder if they were able to get the small of embalming fluid out of there.

I am starting to imagine Pacific Park as ending up similar in income and demographics to Battery Park City.

As a result, I see the surrounding area being fertile for upscale boutiques. A high end hair salon, or MDs that provide "no insurance accepted" services, such as cosmetic surgery and cosmetic dental.

A plastic surgeon's office would work there. They could turn the basement into a mini operating room.
