As a result of the large complex under construction and the influx of market rate tenants into the existing area buildings, Rogers Avenue between EP and Crown is poised to flip in big way over the next 2 years:

It would not surprise me if Rogers Avenue developed a commercial district that complemented the activities at the armory.

While few of the new residents are likely to vote or even stay in the area long, -you are right- the businesses that serve them will.    

Once the armory is regularly used, there will be established rules re: what kinds of acts and end times are acceptable.     ....and the politicians won't be able to be selective.

Interesting. Sunset Park is undergoing changes too, but perhaps not as politically volatile (I have no idea--the only thing I know about Sunset Parm is where to get dumplings, cemitas, and where to bowl). I assume all the changes that @whynot_31 mentions above are the reason this was such a fight.
