The site is two blocks away from the Park Place Subway Station, serviced by the S train. Franklin Avenue Subway Station is eight blocks away, serviced by the A and C trains. DK Real Estate Group will be responsible for the development. The 74-foot tall structure will yield 14,600 square feet of space, with 11,960 square feet dedicated to residential use. Are they knocking down the one-story structure in that pic? That appears to be an impossibly narrow lot for an eight-story building abutting the shuttle tracks.

I don't see a demolition permit for the single story building (yet?), but certainly agree with your logic.

One of the new buildings on Bergen between Franklin and Classon could probably fit into that space. The units look super cramped but they seem to be mostly rented.
