Gib Viconi made a presentation at the Community Board 8 Housing Committee last week on behalf of a group from Prospect Heights. They are interested in rezoning parts of Prospect Heights.

Likewise the Crown Heights North Assoc. has been discussing the same thing for Crown Heights North.

  • First off, they are talking about landmarking the brownstone sections of PH - Carlton to Underhill, Bergen to Park.

    Secondly, there is a lot of unused FAR in PH in general - a developer can buy a row house, tear it down, and build a 6 story, 12 unit condo well within existing regulations. So the move is afoot to examine CB8's zoning - not just PH, of course - and see whether it makes sense to downzone.

    There are also wide stretches of M1 zoning - manufacturing - that could become residential or commercial or whatever.

    Zoning changes are a BIG DEAL in NYC. Variances happen all the time, but to change multiple lots en masse is a big effort.
