PLG represent! Welcome... We thought about putting up a PLG message board, but I don't know whether there would be enough traffic to justify it. Here's what one PLG resident posted a few months ago:

yeah, although im not a huge shopper aside from the necessities, i usually end up getting food delivered (i hated fresh direct until i started working nights and realised its not all that evil, i guess.)... i'll go to the western beef for meat, its cheap and they chop it up there so you know it isn't sitting around all day. but their produce is usually past its prime.
i live near the Q train station - one of the bodegas is pretty decent, actually they both are, one has a small organic section thats somewhat new, i guess they've had it almost a year now... since there is some park slope spillover happening here. but that shit is expensive! the guy tried to sell me on the organic eggs once, 4 bucks a carton, i pointed out the 1.50$ on the non organic eggs and he laughed.
but i can tell the area is in a transition of sorts. annoying magazines are writing articles about every dude "venturing out" of manhattan to buy a house here.. most recently NY Metro had an article like that. there are some empty development sites.. i did some research and the one on lincoln rd. directly next to the Q is listed at 7.9 mil (the site stretches from lincoln rd. over to flatbush ave, making a kind of L shaped site)... its been empty for a while from what i can tell.. i'm curious to see when its going to get snatched up, that spot in particular (with that kind of proximity to the subway) has large potential. im actually very suprised it hasn't been sold yet. but there are tons of art school types, musicians, etc, here, not to mention lots of gay people... so its only a matter of time.
anyway i'm rambling.
but it would be cool to see a PLG board pop up eventually, perhaps more lurkers will come out of hiding! -

Yes, I think that's what the person was saying--that people like artists, gay people, young people, are more likely to live in neighborhoods that are considered "marginal" by real estate types, and once lots of them have moved in, others will follow. -
oh! i didn't mean it like that. i'm gay. i like seeing the gay around here.
however it is a trend, artists and gay folk lead, yuppies follow. -
I grew up in PLG and my parents' still live there. There's not a lot of real estate on the market there. You don't see a whole lot of listings. I know many people who would be more than happy to live there especially if the co-ops started getting listed more often (the brownstones are pretty pricey, since many of them are restricted to being one family).

i saw a brownstone on craigslist for over 800k! insane. not suprising, but still. insane. but i cant imagine ever having anything worth 800k so thats my perspective. i occasionally see co-ops on craigslist, but not a whole lot.
as for rentals i have a feeling a lot of people are getting these through word of mouth. i know i have hooked up a friend with a place through my landlord/management company.. they've got three buildings right near the Q. -

That's not so bad, considering that some brownstones in Bed-Stuy are going for more than that now. -

Except that you can't (in most cases) rent out a floor to help cover the mortgage.
