Rapid Realty offering No Fee apartments
Today I saw a billboard on Vanderbilt Ave touting Rapid Realty's "no fee" rentals units. Upon calling the number on the sign, I discovered that while the agency was not charging a fee, it was requiring "first and last month's rent" plus a month's security deposit. I'm wondering if the "last month's rent" ends up going to the broker as a fee and not to the landlord as rent.
The last step in this dance is when the landlord keeps your entire security deposit to recapture the "last month's rent" he never got.
Have others encountered this "first month, last month" rent situation? Did the landlord give you back any of your security when you left the apartment?
Just curious.

i've paid first/last/security for a number of apartments, and i've always gotten my security deposit back.
the "no fee" scam at my current place consisted of the broker advertising it as no fee, but then telling us that there WAS a one month fee, but that since the rental agent was offering first month free, it was the same as no fee + first/last/security. yeah. but we like the apartment. -
I don't know anything about that company or that billboard but I think it's a pretty normal set-up.
It would be spelled out on the lease, so you're protected. The LL might be paying them directly to rent the places, or they might just want the traffic.
FWIW, I've always got my deposit back when I had a signed lease.
I did get ripped off assuming an apt from a roommate who used my deposit to him in a way you're talking about, but then I didn't have any paperwork and he was long gone.
I think now the slick method from the LL's point of view is 1st month's rent and two months security deposit, so that you don't use the deposit as last months rent. -
i used them for my apartment in boro park, and they SUCKED. i did end up in the place, but they lied to me and they lied to the landlord, which meant that our relationship was sour the entire time i lived there. they are sleezy and i wouldn't recommend doing business with them.

oh, but the fee was not part of the problem. they charge the landlord, not the tenant, so it is really no-fee. they just suck for a multitude of other reasons.

First Month, Last Month, and a Security Deposit are collected in this method. The First and Last Month's Rent go directly towards your rent, while the security deposit is just like any other. As long as you do not break the terms, you will receive your security deposit back upon completion of the lease.
this method is common and used throughout NYC by many brokers and property managers. :shock: -

I believe this "free" first month's rent is what Alma Realty at Interfaith/Jewish uses to offer "no fee" apartments. Of course this puts the tenant in a real bind, because logically he/she would be tempted to just forget about the broker and go to Alma directly, thereby avoiding paying a broker's fee and getting a free month's rent.

All of this slickness to create the appearance of avoiding a broker's fee is just unprofessional in my opinion. It's why so many folks liken brokers to used car salesmen (or Richard Nixon, take your pick.) -
Rapid Realty is, without a doubt, the sleaziest operation I've ever dealt with--stay FAR away. They took my deposit for an apartment, then did not return my calls about keys etc. for three weeks...until the actual day I was supposed to move in, when they finally admitted that they had rented the apartment to someone else! I had of course not been looking for other places in the interim, so they completely screwed me--I had to pay for a moving truck and storage and crash on friends couches for a month, start the apartment hunt all over again, then pay for yet another moving truck. To cap things off, they claimed I had to talk to someone else in their office about getting my security deposit back, and that person didn't return my calls for another nine days, then claimed to have sent the check to me in the mail. It never came. Finally, finally (and I admit I was stupid for not doing this earlier) I took time off of work to go to their office and demand my money back in person--only then did I get it. For your own sakes, learn from my misery and avoid Rapid Realty at all costs!

if you need any more convincing that rapid realty should be avoided at all costs, this might be a cross-post for the park slope board. their offices are on 4th ave and more slopers may have utilized their "services."

This story should be forwarded to the Secretary of State who licenses real estate brokers. Such agencies should be put out of business! Then maybe other agents would think twice before they treat customers like road kill. -
I would echo the sentiment to stay far away from Rapid Realty! When my apt. building got sold and I had to move in a hurry a few years ago, I rented an apt from them that turned out to be a miserable dump, and had to pay a fee of $1800. It was so disgusting, dozens of waterbugs crawling everywhere, a broken sewage pipe in the basement with sewage scent wafting up through heating grates, a non-working stove for 3 months, , scary characters visiting my landlady downstairs and threatening my chihuahua, etc, that I moved out after only 7 months. Rapid was no help whatsoever during any part of that frightmare. Scam artists.

Sadly, that's seems to be the prevailing attitude of tenants. Which is why landlords escalated the fraud by demanding the last month's rent in advance. So when you skip out without paying the last month's rent, the landlord still has your security deposit.

It would, but "we" has to include the landlords. If they didn't steal people's deposits, people wouldn't have started skipping the last month's rent.
The trouble is, the landlord gets the first move: he can demand the last month's rent in advance. So the tenant loses either way.
Even though it's a hassle, I think the best way to handle stolen security deposits is through small claims court. Also other real estate scams. I'm involved now with an attorney who took a client's "binder" as if it were a downpayment. Believe me, the attorney is not happy. It might even jeoprodize her license to practice law. -

I've been renting for a long time and I've never had to pay the last months rent in advance. I give my one months notice, and then pay the rent for the month anyway or use my security if I have a nice landlord. If I'm really lucky in the first case, I get my security deposit back.
Not paying the rent and getting sued for the deposit is pretty much suicide for any tenant looking to rent in the future from a good landlord. -
So if you pay first and last month's rent and a security deposit...what happens if you leave several years later and your rent has increased? Do they (management companies) honor that you paid last month's rent at the original rent rate?

I actually got 2 apartments through Rapid Realty (one in 2001, and then one in December of this year), and had really fantastic experiences both times. The first time, I had a woman show my husband and I the apartment, and she was very laid-back; I didn't actually call her about it until several days later, and that apt. had been rented already, so she showed me a few more, and I found one I liked. I was approved quickly, and they gave me keys the same day that I signed leases.
When I used them in December, one of the guys took me out (can't remember his name, but he was really cool, and not at all slimy), and we found a great place, again. There was a little trouble getting ahold of the landlord for about 2 days (although Rapid kept in touch with me throughout these couple of days), but once they were able to reach him, he came and met us in the office, and, once again, we signed leases right then, paid our balance, and got keys. I have friends who've used them, and everything has worked out for them, too.
Whew, sorry to be so long-winded, I just feel like maybe these guys are getting unfair reviews (it seems like nobody posts good reviews, which tends to give a company an unjustly poor reputation). -

no, you don't get a 1997 prices in 2017! discount on the last month if it's twenty years later
you increase your deposit each time you renew the lease at a higher rate
ex: $1000 rent goes up to $1025, you pay an extra $50 when you renew
if you have 1 month security and last month as deposit -

did you actually rent from them? because they're all very nice until it's time to give you your copy of the lease, or the keys, or when you find out that the landlord thought you were paying $500 more a month than rapid realty told you you were (in my case), or when they tell the landlord you're going to refinish the floors for them (what????!!!! but, it happened to me). then they just stop calling, or say, "we'll call you as soon as we know." which is never. -
am I missing something? I'm reasonably certain that, unless the lease expressly states it (and most don't given the form driven culture we live in), first AND last month PLUS security is not kosher.
read your lease. don't agree to first and last month. in this state, at least, first month plus security and one month to the broker should get you through the average transaction. if you're paying any more than that, you're getting ripped off. -

that's lame. something else that's homogenized in nyc to make it match the rest of the universe. too bad LLs still don't eat the broker fee here. then nyc would be just like houston and LA and phoenix and chicago ... -

Yeah, I did actually get an apartment through them (Rapid Realty), and I didn't run into any problems. I got my keys as soon as I signed the lease (they arranged a meeting between my landlord and I in their office), and actually went WITH the landlord to my apartment. It sucks that people have had bad experiences, I've had no problem with them whatsoever. I've spoken to several people in my building who used them too (my landlord only uses Rapid), and they all have nothing but nice things to say. Maybe it's the Landlords that have been the problem in some of these cases.
My landlord is great, and so was the service I got from Rapid (wow, what am I, a cheerleader? Goooooooooo, Rapid Realty! Hah). -

I try not to talk badly of other brokers but its fair to say that rapid realty has gotten some of the worst reviews from both renters and landlords I've come across.
There is nothing wrong about offering an apt as a no fee and then keeping the "last month" as a fee IF AN APT IS ON THE MARKET FOR A LONG TIME & AS LONG AS THE LL KNOWS THIS FROM THE START.. Apparently, these guys dont think so. I have heard stories from LLs that say, they never agreed to that, hence the tenant thinks hes paid up and the landlord thinks differently. You can see on craigslist that more and more landlords - in the middle of winter - are saying "no brokers" mainly because of these guys - they need to be stopped.

I actually just ran into a problem with my landlord (backstory: I worked with Rapid Realty to get my place four years ago), who said Rapid Realty didn't disclose the "no fee" thing. Guess who was wrong? My landlord. Rapid provided signed statements by my landlord, saying that he would not receive last month's rent, and that Rapid Realty would keep this as commission. My landlord's response? "oh yeah". So it might not always be the broker that's shady - sometimes it's the landlord. Ugh, I hate my landlord. So glad to be moving again. :shock:

Damn! I knew it. Rapid Realty planned to keep the "last month's rent" all along as their fee. Why do they call if "last month's rent" if it is in fact their fee? How can they call this a "no fee" apartment? This all sounds mad shifty to me.
Just by way of full disclosure, I am a broker with The Corcoran Group. Believe me, in my four years with Corcoran, I've never heard of a Corcoran broker doing the "last month's rent" is the "broker's fee" dance.

I used Rapid to rent out a unit in my building, and the last month rent situation isn't a scam - the reason they use the "first, last, and security" method is so that the landlord doesn't have to pay a fee upfront, the tenant doesn't have to pay a FEE to the company (it actually is their last month's rent, which they do NOT pay again), and I do not go months with an empty apartment waiting for tenants to pay a fee that they don't want to pay. Everybody wins, for the most part. It's not rocket science, people. It's actually a pretty clever way to play the game, if you ask me.

"Caveat Emptor" (let the buyer beware) refers to the seller of a property concealing defects of said property to the buyer - it has nothing to do with fees of any sort...
