Prospect Place btw. Franklin Classon - Any Info?

Hello. My wife and I are ready to abandon Manhattan and found a great deal on a place on Prospect Place btw. Franklin & Classon. We know nothing about the area and while the realtor is claiming it's in Prospect Heights it's my understanding that this is a spot that is really somewhere beyond the border. I'm also getting a lot of conflicting info about how safe the area is. We're a couple with a two year old daughter. If it's a reasonably safe area, we'd love to jump on this place but if it's sketchy, I'd rather be somewhere else. It would be one thing if it was just us but I don't want my daughter growing up somewhere unsafe. Any information would be greatly appreciated.

    i think that block on prospect is very nice. i walk it every day. you should be aware that an above ground subway is on that block. and it's not in prospect heights.

    We're in Manhattan and looking to get out - I'm tired of spending stupid money for our apartment. What neighborhood is it? And is it and area where I wouldn't need to be worried about my wife coming home late? I walked around yesterday afternoon a little bit - was very quiet and not many people around.

    hmmm, you should know that muggings do happen in crown heights, so your wife (and you) should be alert if you move here. alert, not scared. you should really walk around a bit more to get a feel for it. i personally would love to live on that block.

    where in manhattan are you coming from? that would help me get a sense of what you're used to and how different crown heights would be for you.

    Just a heads up.

    555 (545?) and all those other buildings don't have certificates of occupancy

    Elevators
    Sprinklers
    Any system that needs inspection
    Hasn't been in years.

    People are protesting by withholding rent. We are essentially high paying squatters.

    Until shit gets fixed, I dunno what's gonna happen. I'm gonna keep paying my rent though.

  • This is a Coop, not a rental, that we're looking at so if we take it, we're taking it for the long term.
  • I agree with Mr Met. Walk around some more and at night.

    There is definately a higher risk of crime and drug dealing doing on. Not that the East Village is drug free, but I think the EV hides it better. (As I have said before here, every neigborhood has crime)

    The neighborhood has improved much over the last five years (and more) and a 2 year old will always be supervised. As your child gets older so should the neighborhood. It's your wife getting home late that you should think more about.
  • The area has improved, but it's still not the safest place. While gentrification has begun, it has a long way to go. If you're looking to buy, I'd seriously consider another area. Kensington or Ditmas Park, for example, are probably in the same price range, but are much safer and quieter.
  • Franklin Ave is changing monthly. Walking up Franklin to Prospect anytime of the day is alright. Please dont listen to anyone tell you otherwise. There is crime everywhere. Look at the Prospect Heights board and all the crime threads. I bought on St. John's off of Franklin and couldnt be happier. Also this is Crown Heights. You should re post this query.
  • as fairly recent transplants from lower manhattan, we are very happy here.

    that's a pretty good block; lot's of activity from both the shuttle and the converted hospital and it's well lit. (and it's definitely crown heights)

    but you do need to walk around a bit, day & night to see if you are comfortable.
  • As many posters have said before, you have to decide for yourself if you feel comfortable in CH or not. That said, we have lived here for the last 5 years, i have a 5 year old and a 3 year old, and i have had nothing but good experiences so far, i love that my kids can ride their bikes up and down the block and draw on the sidewalk (supervised of course). It's also great to be somewhat near the Children's museum and Prospect Park.

    I will even confess that when my son was 1, my neighbor came to visit us, left our front door open, and my little guy just walked out the door. I didn't realize it until a nice man came knocking on my door with my son in his hand!!! It was scary, but it was also nice to see that people where looking out for each other.

    We would love to have you in the neighborhood, but only if it's right for you.

  • We're going to check the apartment out again Friday morning and take things from there. Thanks for the info - I've had a very difficult time finding much info on this area.

    On another note, how are the schools around here?
  • Just to put things a little more in perspective for myself, I've been in NYC for 20 years and as we all know, crime isn't what it used to be so what would be more dangerous:

    - The East Village 20 years ago or Crown Heights today?

    - Times Square 20 years ago or Crown Heights today?

  • No comparison, Crown Heights is WAY safer today than the East Village was in 1990!

    (Actual comparison is Manhattan 9th precinct vs. Brooklyn 77th. The 9th also includes only the East Village but the 77th includes all of Prospect Heights and parts of Ocean Hill/Brownsville. It also appears that the population covered by the 77th may be larger than that of the 9th which would mean the rate (number of crimes per 100,000 of population) would even be lower for the 77th.)

  • I moved to the 555 (545 -_-) building from Manhattan about 3 years ago. It's been pretty good, short of the CoO issues currently going on.

    Thanks for the info and for getting back to the subject. We're going to check it out at night on Monday and then make a decision. The thing that's making this tough to figure is the fact that the city has become so safe compared to how it was, what's considered a bad neighborhood today is often a hell of a lot safer than NYC was in general 15-20 years ago.
  • We've lived on Prospect Place bet Grand and Classon for over 2 years. We've never felt unsafe. There is a great community spirit here, especially among families. The reason we ended up buying here, as to the other few neighborhoods we could afford, was really the proximity to our former neighborhood. Yes, this area is a little rough around the edges, but once you cross Washington it's a different world and that's just a block away.

    You have many private pre-school options, but public school is not good.
    PS 9 on Underhill is getting better, but we're not zoned for it.
    In fact, if our son does not get into PS 9 or a good charter school, we'll be forced to move. I would say this is the only negative.
  • Wow, I can't believe they've turned the old JHMCB nursing school/dorm into a co-op! My room was on the 7th floor looking out the rear of the building and I could see the bridges (Manhattan and Williamsburg, maybe?) at night...what a sight! Our rooms were like saunas, even in the winter (thanks to the steam heat). I also remember the trash train that would work it's way down the Franklin St. shuttle at about 3 am at least 3-4 nights a week. And I was mugged on the shuttle platform in broad daylight on a Friday afternoon in Oct 73.
    Sounds like a different world in Crown Heights today!
