Church Ave stop?

Thoughts on this area? Some people say it is drastically different than Beverly Rd. which is just two blocks away?

  • I assume you're talking about the B/Q stops. It's been years since I lived in that area, but from what I recall the main significant difference is that the Church Ave. stop is on a main commercial street. The Beverly stop is in a more residential area.
  • I met some people yesterday at Vox Pop who said they wouldn't feel safe having their girlfriend walk home alone at night off Church BQ. I wanted to know if most people feel that it isn't safe for single women at night or maybe this is an isolate incident with someone unfamiliar with the area? I will have to check out the area when I get home. It looks like a different precinct than the 66th which is I think Kensington/Borough Park. Church BQ stop apts. seem to be much cheaper than at Beverly so I was curious to see if it was a good investment (albeit a rental) to move there as I would like to stay in my next apartment for a few years.
  • I don't think it's too safe, especially at night. I would have to agree with what you were told by the locals at Vox Pop.
  • I have some friends that live over on the Church Ave F side and I've walked from Ocean Parkway to the BQ stop with a lot of alternating stretches of quiet and commercial between those two stops and and didn't feel uncomfortable. YMMV of course. There's generally people around and there's the B35(?) running often down the street.
  • The Church Ave stop for the #2 subway I would be very wary of having a female friend walk the area at night. The daytime, while very active on the streets, is ok.
  • I know people off Church Ave on the F who felt fine, then I have several people telling me Church Ave off the B/Q is okay during the day, sketchy at night and now also the same story for the 2 train. I will probably need to scope the area because I am not sure what "sketchy at night" means these days. I live in a "sketchy at night" kinda area right now, though never personally had a problem where I am.

    What about areas in PLG like off Parkside or Prospect Park? We saw a place on Hawthorne and Flatbush but it had I think around 80 open violations and lots of problems, though the space was gigantic for what they were asking. (Rental)
  • I'd say Beverley is a lot better and Cortelyou is even better than Beverley!

    The farther away from Chirch Avenue the better. And that whole area between Beverley and Church on the eastern side of the B/Q line is just plain ghetto.

  • Well, it seems that both those stops are gentrifying faster than Church Avenue. Prospect Park stop is slowly becoming the next Prospect Heights. Parkside will take a little but longer and Church Avenue even longer before it becomes gentrified. Beverly is fine, but there are no stores there so you would have to get off at Church or Cortelyou to do some shopping and then walk or ride back. IMO, Cortelyou is the best stop, then Newkirk. Newkirk has the best possibility of becoming great as it has the express B train.
  • very interesting! thanks for the info. i noticed that sushi tatsu popped up near the parkside stop. that place reeks of gentrification, i remembered when it opened over on franklin ave. i would love to find a beautiful peaceful apartment in a smaller building or limestone/victorian house but it is proving to be nearly impossible.
  • I use the Parkside Ave Q stop, not the Church Ave one. I am a single smallish female and in the 2 years I've lived here, I haven't had a single problem anywhere in this neighborhood. That is not to say that problems don't occur, but I have felt generally safe, even coming home at night.
  • ps --- if you are apartment hunting I am moving (for personal reasons, not because I don't like the area) and I just gave notice. You should call Rothstein Realty --- they have a few buildings --- at least 2 of their buildings are directly across from Prospect Park on Ocean Ave and I think they have a few buildings deeper in PLG too. I am right on Ocean Ave and the apartment is great for the price (ie - it's not perfect but it's cheapish). I am sure they'll jack up the rent a bit when I leave, but I currenlty have a nicely underpriced 3bdrm. Call them!

    Or maybe do what I did: walk along Ocean Ave and just call the numbers posted on the buildings. Weirdly, that worked better than anything else I tried when I moved here.
  • I had a boyfriend who lived between the Cortelyou and Newkirk stops on the B/Q and that area is fine. People are pretty friendly there. (And little old church ladies will upbraid you for wearing a belly-baring t-shirt I found.) That area is considered Kensington, btw.

    On the 2, I've been to Beverly Rd. once several years back and it was pretty sketchy, even during the day. (There were decomposed cats in the driveway of the house my friend had an apartment in.) The Flatbush Av. stop is fine because it's very busy there. So if you are apartment hunting, I would stay closer to the B/Q line and further from the 2. It's also a quicker commute into the city.
