Best areas of Ditmas Park/Midwood/Kensington?

This area is much better than where you were living, although a little further towards Coney Island Avenue is even better (and safer)!
-
I agree, one side of the tracks is better than the other.

I agree, one side of the tracks is better than the other.
I really am not sure what you mean by that? Where exactly are those "tracks"? I live in Ditmas/Midwood, not close to Coney Island Avenue and think I live on a perfectly wonderful side of the tracks. -
I think "tracks" literally refers to the B/Q line. At least thats what I was told by people who lived n the area when we were looking at apartments....
I can heartily recommend Ditmas Park West... which I believe falls between Malbrough and CIA nad Cortelyou and Newkirk. The hubby and I moved here from Prospect Heights, and we LOVE it. It so much quieter and laid back, and quite honestly more beautiful then our old nabe! We both also feel so much safer here, very one seems very friendly and there are a lot of families and older folks about. It has a wonderful neighborhood feel.... -
Well then I live on the "other: side of the tracks. On Ocean Ave near Foster. I must say that I feel very safe walking home from the B/Q train at night. I do understand how one could see the west side of Ditmas Park as being safer...big houses, trees, etc. However, if someone wanted to move to the area and asked my opininon, I would say that east of the train stop is still relatively safe.

thanks for all of the advice.
what are the odds of finding a 2 bedroom for 1600 close to a train?
are there particular areas to avoid? i've lived all over north and north-central brooklyn, but never south of prospect heights.
i am specifically interested in knowing about high crime areas or intersections.
but generally i am liking what i am hearing as far as the suggestions go

There are at least three real estate agents on Cortelyou. I believe you could find a two bedroom for that price near a train be it the Beverly, Cortelyou or Newkirk stops.

I have never been mugged, but I have had my apartment robbed (they caught the guy) and I have had my window smashed on my vehicle and my hubcaps stolen. I'd say the closer you get to Flatbush Ave, the more dangerous it is. -
We don't want to pay a broker so thats a bummer.
Thanks so much though! -

Paying a broker is worth if if you are going to live in the apartment for 3 years or more. Why limit your choices?
Thanks so much though! -
Subject: Not my call
I am moving with a dear friend and current roommate and she is adamantly opposed to using a broker. Maybe you can convince her? 8) -
Good news! I took my roommate to the area and she LOVED it and is into a broker for the right place. I know Brooklyn Hearth covers the area, any other suggestions? Thanks!

There are two other Real Estate agents on Cortelyou. One I belive is called Kestin or something. Try all of them.

We are still trying though

If you don't want a broker, and you don't like their fees, you can also try Craig's List.
-
brooklynleather, just pm'd ya with a lead.

I wouldn't recommend any of the three mentioned so far - from experience they're pretty terrible (turning up to show an apartment without keys, canceling viewings without telling the clients, horrible over-the-top insistence that the apartment they're showing is the only one like it in the area - we all know Ditmas Park is small, but save the pressure games for the students).
Truly, Ditmas Park brokers are a joke - there's probably a great niche for someone who knows the area and has a modicum of professional conduct about them. -
Do you have a broker you do recommend?
Jeffrey--I just PMed you back. Thanks for the lead.
