    No hot water AGAIN this morning at 555 Prospect Place. Twice last week there was no hot water. Definitely do not rent here - I can't wait until our lease is over

    Um, so yeah...woke up this morning to no hot water and no heat....again....I mean really...does Enis have hot water? Because if he does I'm coming down to take a shower in his bathroom next time!

    I do love the apartment but if this is any preview of what the rest of the winter will be like I am truly afraid of the months to come....what does it take to get a rent reduction until they get their stuff together?
  • 555 newbie, check out tenant.net. If you can substantiate certain things, like the outdoor and indoor temperature on a certain number of days, you can withhold rent (but, as someone said before, put it in an escrow account). Like alafairnadia, I am surprised that tenants in your building haven't been able to win more concessions because the bias in NYC is definitely pro-tenant. Seems like the landlords are putting more effort into fighting tenant actions than they are into fixing anything. :evil:

    Those of you who got a rent reduction or a free month or any kind of concession...how did you do it? Housing court? Relentlessly calling Alma Realty. Legal threats? Let me know!

    Btw...what was up with the broken window in the front doorway last week? Was that an outside job or some angry residents who took it too far? If residents...please guys...its not that serious...move out if its that bad....

    Alma will let you break your lease if you give them 30 days notice. Or, I shoudl say that is what they told us. We are looking for anew place with warm water and hoping they are being honest..... Who cares! I need heat!!!

    about rent reduction - just call them and demand it. they will give in.

    residents at 699 Classon Avenue, 555 Prospect Place and 551 Prospect
    Place, in the Prospect Heights section of Brooklyn.

    I moved into my apartment at 699 Classon Avenue in October of 2004.
    Since that time, there have been regular outages building wide in
    Heat and Hot Water. In response to these outages, we have organized
    to form a tenants association. We have met on a weekly basis to
    discuss these issues, which we have brought forth to our landlord.
    As individuals, we've placed numerous calls, sent letters/emails to
    management and have received no response whatsoever.

    We've continued to report these outages (as recently as this morning)
    to the landlord and to the NYC Dept of Housing Preservation and
    Development. We have a spreadsheet several pages in length outlying
    all of our complaint numbers issued by the HPD.

    Nevertheless, our landlord and property manager, Efstathios Valiotis
    and Nicholas Conway, respectively, of Alma Realty Company c/o 555
    Prospect Associates LLC, located at 28-18 31st Street, Suite 201,
    Astoria, NY 11102, tele (718) 267-0300, website
    http://www.almarealty.com/ have done nothing to rectify these building
    (s) wide outages and once again winter is upon us, we are without
    essential services and we are going to freeze.

    Please help us. We cannot go another winter boiling water for
    bathing and using gas stoves for heat.

  • Just read this thread and I feel your pain. Alma is also my management co. (I live over on Underhill and St. John's) and three mornings in a row last week we had frigid water (the kind where you run it for 20-minutes and it doesn't get even luke-warm - though it was warm later in the day). This happens on a regular basis. Ironically, I think it's hard to fight it when there are consistent problems, but not on a regular enough basis (if that makes any sense). Still, I call and complain to my property manager at Alma whenever I get the chance.

    Discounts!! Really! It's about time!! I though I was going to freeze this morning!! It's like 20 something degrees outside and we have no heat! And our heat pipe spewed black stuff all over our floor, wall, and furniture while I was sitting right there last night! I was actually worried that it would explode and I could have been injured. Alma needs to pick up the tab on our dry cleaning for our upholstery....geez...what next....
  • Please people, CALL 311 and start the complaint and inspection process! Don't accept this! This is a tenant town, and you can get action. {Been there, done that}. You can get legal rent reductions, and your landlord will pay hefty fines if the problems are not corrected in a timely manner.
  • I really have never heard in my life anything as ridiculous as living through over a year of that hellish rental company. My management company tried to charge the new lease rate a month early and I was all over them so quick that they didn't know what hit them, so no heat or hot water? Hell fucking no. The problem (based on what I've heard offline) about the tenants of the place is most of them are fairly complacent in a "well, NYC is supposed to be tough and we're roughing it out" sort of way. My mom works for housing court in Queens and I know that a tenant in this town can get just about anything they want -- even if they're screwing over the landlord. The only reason that company is getting away with it is because everyone's just rolling over. No heat or hot water in temperature like this is illegal. Screw rental reductions, especially when you're not getting most of the things you're paying a ridiculous amount for. They need to be taken to court for real.
  • Seriously. In my building, 551 Prospect, we received hefty rent reductions for problems that weren't nearly as serious as the ones described (yes, no gas for cooking sucks, but it's not on the level of heat/hot water), and I like to think my constant bitching (sometimes in the form of letters that were vaguely threatening) had something to do with it.

    The heat has never really been a problem, and the hot water only inttermittently. If I had no heat consistently and had black stuff coming out of the heat pipe, I think I would have gone to the Alma building and beaten the shit out of Nick Conway by now. Please don't back down from Alma's ridiculousness.
  • Again, the 699 building took alma to court before 551 and 555 even opened - and we lost. If you can believe that.
    I think people were very discouraged. But there are stirrings...
  • FYI... this may belong in the Crown Heights forum, but there is a hardware/general store on Classon btwn bergen and dean. I didn't know it was there until the guys at the corner store directed me there for a .... ehem plunger. Its next to the "Pizza" Store.

    So I am about to move out of my 555 apt about 8 months ahead of schedule (for reasons entirely unrelated to shitty management) - I just wanted to say that there was a suit brought against management on our behalf (though I have no clue what the update is on that - could someone tell me??); and also, my apartment has never had heat or hot water problems. So though incompetence abounds, it has a seemingly discriminating eye. I agree with whomever put forth the "haunted" hypothesis - some dead people obviously need for the place to remain cold...
