Maybe you want to put a segal dead bolt on a door and the LL wont let you? How about a backed up toilet in the apartment over your bedroom. Maybe you want to put window gates up or how about knocking through a wall to the apartment next door. Mice? I killed a mouse with a fork last week. I nearly fainted, Yes, I threw the fork away. Did you know it's against the law to sweep your sidewalk toward the street? What ever you do, don't shake your dust mop out the window, it's a misdemeanor and you'll likely get tasered, especially if you're naked.It's been pretty quiet around here.

No landlord probs here. No mice. Cacaroaches? Kinda. They only show up once in a while nowadays cuz I try not to give them a reason to come in my kitchen.

here is a question for the wisdom of the board: i am currently on a lease with my roommate that expires 12/31. after that I want to stay in the apartment and i want my roommate to leave because he bothers me.
it's a market rate apartment in a private house, so as far as I know it is at the landlord's discretion to renew or not renew the lease with whomever he wants. the landlord has agreed to renew with me and not my roommate since i was there first and I am a much nicer fellow.
what are the chances I get this guy to leave?
does he have any legal recourse? -
I don't think he has any legal recourse. Negotiate a new lease privately with the LL. It is none of your roommate's business. It might be a good idea for your LL to send a cert. letter to the roommate stating that the lease is up and he does not wish to renew or let him stay on as a month to month.
You guys aren't in one of those new wave domestic partnerships are you? -

Just give the guy some notice so he has time to find another place. Waiting to the last minute to let him know will likely amplify any animosity he has, and there's no reason to be a jerk about it.

We have tiles falling off our shower wall showing the rotted wood underneath. There's black mold in the corners and the wall is crumbling. My LL can't be bothered to fix it. Maybe when the tub crashes through the floor he'll do something about it.

If your LL is a real asshole about it try pushing water into the rotten wall with a telephone shower hose. Hopefully who is ever below you will start howling to him too. It is not your responsibility to protect the LL's property, especially if he is being irresponsible. Sometimes you have to make a problem bigger to solve it. I have a tenant in Union Square who complained about a clogged up toilet for weeks, We finally snaked it out today and pulled a man's raincoat out of it. No sign of the man.

I am renting a "2-studio apartment" on 17th st near 8th ave. What is a "2-studio apartment"? Well it's two, studio apartments that happen to be adjacent and connected by a door that locks from either side. Think of it as a 2-bedroom, 2-bathroom apartment with no common area, and a kitchen in each bedroom. Each studio/bedroom is approximately 250 square feet.
The rent is $1900/month (incl utils).
My questions are
1. Am I paying too much?
2. If so should I try to negotiate for a lower rent when my lease expires?
3. If so does anyone have any tips for such a negotiation? -
If you have a stabilized apartment then here's the address of the DHCR office in Brooklyn. You need to find out if your LL has been charging the right rent. Also if he's been registering the apartment as one or two. In terms of the rent, if there are problems with the rent history your negotiation will take on the smell of blackmail if you got the balls to do it. I guess it depends on your relationship with him. Believe me though, he really wants you to leave. He can improve the apartment easily and get the rent over 2K which will allow him to charge market value. He is getting a boner over it as we speak.

Agreed. It could take 3 months to find an apartment. If you give him less than that, it's acceptable for him to hate your guts. If you tell him now, you're at least considerate for giving him lead time.
