Who's responsibility?
Subject: Who's responsibility?
Hey everyone... this question is pretty random. I figure it has to have happened to some of you at some point and wanted to hear some opinions. So the building's mailbox looks like this:http://www.istockphoto.com/file_thumbview_approve/162007/2/istockphoto_162007_office_apartment_mailbox.jpg
...but broken.
Our individual door does not lock, in fact there is no lock on it, just a hole. So far my roommate has already lost a credit card sent by her bank and who knows what else has fallen out and grown legs.
The property manager, a total dipshit, says that its the post office's responsibility to fix this. I thought it was the management company's. What does everyone think?
An aside... there is a 3 bedroom apt./2 bath unit for rent above ours for $2100. Its pretty ample but needs some cosmetic work, like paint and a good cleaning. It's mailbox locks. I figure you Brooklynian folks are pretty cool and wanted to give the heads up. Oh yeah, we're on Eastern Parkway near Franklin. Let me know if you're interested. The management company is also the real-estate company. They are a bunch of idiots so good luck dealing with them. Its a nice place though, so I think its worth the hassle.

I'm pretty sure it's the building owner's responsibility to install and maintain mailboxes, a phone call to your local post office will give you reliable information. You should file a complaint with the post office and with the NYC Department of Buildings.

Would this be WM REALTY? I don't think I've ever seen anyone from the postal service fixing mailboxes. If I am not mistaken that is your supers/property manager responsiblility.

That's definitely the management company/super's job unless the postman broke the lock or something like that.

Yea, that has nothing to do with the Post Office. It's not government property.

...what if the government owns the underlying mortgage? They socialized housing when they bought Fannie Mae and Frannie Mac last week, remember?

I had a similar problem when I moved in (actually, I had a lock, but no key). Made a bunch of phone calls, got no results, so I just took care of it myself.
Replacement lock cost me abt $11 incl shipping, from this place.

I suppose you could try to deduct the $11 from rent. -
I had that problem in my building. I requested that the post office install a lock. It took only six months for it to get done. So, I think it is the responsibility of the post office to install a lock.

having installed several of these I can tell you the only responsibility The USPS takes is installing the master lock that unlocks all the boxes. If you don't have a key a note requesting the carrier to leave the whole thing open so you can replace the lock is usually honored for the day. Any hardware store has a replacement lock with different parts to fix different mailboxes. They're not supposed to leave the mail if the lock is missing or the door is gone.

Definitely management/landlord. We had mail stolen many times at our old place and eventually the landlord changed the type of mailbox (actually to the ones you have) which still got broken into. Ugh. I had to report the stolen mail to the post office who wasn't able to really do anything.

Thanks for all the help everyone. I think, to avoid much hassle, I'm just going to go ahead and buy a lock on my own.
As for recommending an apartment where the property manager is a "dipshit"... its a great location. Close to the park, eyeshot to the subway, near Bristens and Franklin Park (yum). The good things outweigh the bad, if you are inclined to fixing things yourself. I'm hoping whoever moves in is like-minded. My roommate and I have some big plans for the front yard and sprucing the place up in general. I'd rather not share a nice building with someone who just doesn't care about that stuff.
