New Condos in ProHo on Butler Pl

Anyone know the deal with the buildings on Butler Place being which were converted to Condos?

I hear they offered the old tenants $10k to leave or they can buy 2 bdrooms for $500k plus. Many left but some, who have lived there for decades refuse to leave.

    I think there is an open house this week-end. There is a huge banner hanging off the front of the building. Being the nosy person that I am I must go look at them!

  • I used to live on Butler Place. The condo-ization of the Butler Place buildings has been going on for quite a while, probably starting in 2000.

    Month by month, Butler Place went from being one of the rowdy-est blocks in all of Prospect Heights, to its current state, which is pretty much tombstone quiet, from what I have observed. Before, it was street parties, basketball games and intoxicated people screaming after midnight. Today, pretty much the only significant street action is "young professionals" walking to and from work, and maybe a few people hanging out in the doorway of 20 Butler, but for all I know they may be gone now.

    The walls and floors of those buildings are very thin. We used to have parties on our ceiling and loud bass coming through the north and south walls. The guy downstairs from me had a loud booming voice and he used to yell at his daughter pretty much every night, call her a f****** bitch, etc.

    So the buyouts you describe are nothing new. One day I overheard booming voice guy talking about "operation snowflake" to somebody on the street. I can't remember the dollar figure but $10,000 sounds about right.

    I saw the sign on the building today and the broker is Awaye Realty.

    I lived on Butler place in the late 70's and early 80's when there were burned down buildings (44 Butler) - we kids were out making a great deal of noise playing hopscotch and kick the can - the landlords would pour tar on the railings to deter loitering.

    You're right - things sure have changed.

    I went to the open house two weekends ago. The renovations are nice. Everything is new (if one likes that) meaning no original detail. The fixtures are pretty tasteful, the countertops are granite in the kitchens... it's not a cheap fix up. The bedrooms in the units I saw were on the small side... the living rooms were small too, come to think of it. The top floor apartments get private roof space directly above their unit. And the pricing seemed pretty fair for what's been selling on the block (I have a condo on Butler in another building so I try to keep track of the prices.) The company who functions as the management company for these buildings is acting as real estate agent for the conversion.
  • I live at 34 butler place Awaye realty is the building manager and now the realtor.

    I was part of a group that explored fighting the conversion with the AG's office. There is no way to stop it. We were not offered any incentive to move out ($10K is a bad rumor). When our lease is up in March, they cannot force us out, but the preferential rent we are paying may go up to "market" which may be $200 more a month. No big deal.

    My apt (4th floor walk up) is being offered to me at the low, low price of $600/sq ft. Those are nice park slope prices.

    We love the street, but not enough to buy at that price. The building has done a lot of improving, but we believe the repointing was cosmetic only. The windows need replacing. They did dig up the entire foundation to shore it up, good or bad, you tell me.
  • Roadpup - check the offering plan they are giving you before you decide not to buy. It may state in the offering plan that they will improve, make necessary changes, etc. If you purchase and they do not - you can then go after the sponsors through the AG's office. Good luck
