Subject: Let's play a game: Where would you live if...

My roommate and I are looking for a situation along the following lines:

2 bedroom OR 2 bedroom + office (OR 3 bedroom) that is pet-friendly (2 cats)
for a max of $1600. Heat must be included and the bedrooms must be private (boxed, if you will).

We have a wishlist which includes things like a pre-war building, close to train (not interested in the G), rent stabilized, backyard, good landlord, good light, safe neighborhood...must be in Brooklyn.

We've lived in NY for many years (Astoria, Bushwick, Williamsburg, north BedStuy, Prospect Heights...) but are looking for advice on exploring new areas or rediscovering our old neighborhoods on our apartment search.

So if you were us, where would you live?
