3-bed rents

Hi everyone --

So I'm starting to look for a 3-bedroom to share with two friends for December 1 and I was hoping to hear some testimonials from anyone who's recently rented a place that big in the area. There have been posts about the going rates for 1- or 2-bedroom places lately but I don't recall reading anything about 3-bedroom places. I have no idea what apartments really cost these days, because as long as I've lived in the neighborhood, I've sublet (subletted?) from people who signed leases a few years ago, and I doubt there's any way we'll find something for what I'm currently paying.

Basically, our budget is around $2700 a month. We could probably go a little bit higher but not by much. Obviously we're not gonna be living on PPW and 3rd Street for that, but do y'all think it's still a realistic rent for a decent place, say, off 5th Avenue between 9th and 20th Streets? Or are we destined for Kensington? Any good resources for rentals in the area other than craigslist and the (oh-so-scarce) brokers offices around? Do YOU have an apartment for us???

Any advice re: rents for 3-bedrooms in actual, west-of-Washington Prospect Heights would also be much appreciated. Thanks a bunch.

  • you should be able to get a pretty nice place for $2700 a month.

    off the top of my head 5th b/t 9th and 20th definitely seems reasonable as well as windsor terrace off the 15th st stop on the F.

    The 3br I am in goes for $2500 we split it $850/$850/$800 and it is a pretty big space. Needs new paint and a few minor fixes though.
  • I doubt you'll find much in Park Slope. Rent skyrocketed in the last couple months. Here is the listing for one of the apartments in the building I just moved out of:

    And that's on 4th ave and 15th st.

    Try Prospect Heights for sure. You'll have much more luck there.

    That is a realistic price range for the area you are looking in. Keep in mind that there is far less inventory at this time of year, and this is not a typical time of year for shares to be vacating apartment, so you may not have much to look at.

    Caaahyoko: I have the same impression about rents having gone a lot higher recently. I remember friends looking like six months ago and seeming to have a whole lot more to choose from. But surprisingly, from what I've seen of Prospect Heights, it's actually more expensive than Park Slope, or at least South Slope. Maybe just because it's a smaller neighborhood. But every online listing I've seen in our range in "PH" has been like, St. Marks and Classon.. no thanks, I'd rather go down to 25th Street or whatever.

    I'd rather go to PH than live in the cemetery and be dependent on the R train.
  • Go to Prospect Heights - if you're worried about the neighborhood being dodgy, stay west of Washington Ave and you're fine.
  • I think you can definitely find a place for $2700 in South Slope or WT, but you will have to be open to maybe one bedroom being super small, or an odd layout or something like that and you'll have to really put in the time looking. It won't be new and fresh and whatevs. I have seen places for that much in Greenwood Heights as well as WT closer to the Ft. Hamilton stop. Good luck! Keep us posted!

    I used to live in 3-bdrm on 6th ave bet 11 and 12th for 2950. I found an enormous 3-bdrm on 10th st between 7th and 8th ave for 2700. I also found out that the owner did not know the market. It can be found, but not without a broker and most likely the 3rd bdrm will be small.

    Raw: I am one of those lucky few for whom the R is completely adequate. I work downtown, don't have to transfer, and spend 15 minutes on the train each way. Nonetheless: Touche.

    Maileen: I would happily live in Prospect Heights but, as you say, west of Washington. I have friends who have lived over by Franklin and though they never had any issues, they a little uncomfortable at times. I'm probably spoiled by my underpriced South Slope sublet and over-confident about where I 'deserve' to live, as dictated by my income, but still, would rather not be somewhere where I question the wisdom of walking home from the subway at night.

    Chops: Does your landlord have any other apartments?? :-'

    When is a realistic time to begin looking for December? We're poking around right now, but sort of feel like we'd be wasting our time taking it too seriously this early.

    there are other apartments in this building but they are all occupied. The guys on the 2nd floor might move out in July...if you can hold out for that long.

    indeed - get a time machine and start looking 3 weeks ago.

    Great deals on Great apts dont exactly wait around until the
    end of the month for last minute lookers.
    And maybe youve forgotten about thanksgiving,
    and how that might fowl up your move in weekend.(pardon the pun)

    The unbelievable omg im so lucky great deals
    are often rented by the very first person to see them.

    your budget is realistic for the areas you mention.

    i would also suggest that all roommates go to viewing together.
    3 shares often lose out simply because all 3 of em cant get there at the same time,
    and by the time its "convenient" for
    roommate # 2 who had to go to hawaii and
    roommate # 3 who is "feeling under the weather",
    the apt has been rented to someone else.
    (and then they all get mad at me like its my fault they chose to go to hawaii/party til 5 am and it took a week just for all 3 to view lol)

    This is my life in a nutshell right now. I have been trying to look but I get the impression the others are not taking this quite as seriously. Another week of this and I think I'm gonna have to start considering other options.
    I did see a small but pretty nice and affordable place right by Atlantic/Pacific last week. But alas, guess who was busy all week and couldn't go look at it? Yeah. The other two.
    Boy does it suck looking for apartments.
  • Yep thats exactly what i mean.
    You seem to have the correct mindset. Explain to your potential roommates that unless they mind living in a shithole , if they dont get out and look there may not be an option all 3 of you agree that you LIKE.

    Youve mentioned it seems to you like there are less options.
    Point this out to your potential mates.
    Less options means it will require MORE effort. (as a general rule)

    Unfortunately because of the budget crunch most 3 shares face, it is generally hard for "the responsible one" to bail out of the slackers and get their own studio, as the studio costs more the the 1/3 of the low end 3 bed rent.

  • my main problem with crown heights and some blocks east of Washington is the obvious gang presence. There are tags marking territory and I can see why many people would avoid dealing with that sort of thing. Some of the blocks much farther east of washington are much better than the blocks around franklin. However this is just my observations from walking around these areas.

    Look, it's not a horrible area, but it's a different neighborhood from Prospect Heights proper, and frankly it did not cater to the needs of my friends. That was a little while ago and it seems to be changing/yuppifying at high speed over there; Franklin Park, for example, seems to be a sign of this. It's obviously debatable whether that's a good thing. Still, I don't think it's all that unreasonable to prefer living in a quieter area where the preponderance of businesses cater to your own demographic and that gives you at least the illusion of greater safety, even if the risk of encountering crime is minimal either way. I feel like you're fishing for me to reply with some sort of thinly-veiled racist logic; maybe I just gave it to you. So be it.

    (I'm talking about east of Washington here, but I assume you know that and that was just a typo.)

    Garfunky: Good news, it seems like we're getting our act together, so maybe there's hope, still. And, yeah, for a while I was considering finding a place of my own in Bay Ridge.. I have some friends who make the same $$$ as me and have 1BR apartments that are downright PALATIAL (by mid-20s-living-in-NYC standards) down there. But alas, I would miss this area too much, and no way am I gonna find even the tiniest studio for a grand a month around here.

    Santa: We actually saw that ad and I think I'm gonna go see the apt today. Looks pretty good except for that 6x10 business, which may be a deal breaker. But I covet living in the North Slope.

  • oh and honestly look for places that are 2bed plus den. I saw a place between carlton and vandy on prospect pl that was 2295 and the "den" was big enough for a bed. The place was huge too and this was in march.
  • Sorry for the incessant bumps; I figure this is better than starting a new thread.

    Has anyone dealt with Dermot? (They're a management company.) They have a couple of reallllllly nice places for not much money right now, and I'm wondering if there's a catch.

    Unfamiliar with Dermot.
    Bay Ridge is a reasonable alternative.
    Particularly if your job is near an N train stop.
    You only spend a few more minutes on the train
    and get a lot more space for your money.
