thanks guys :), now i got my inquiry answer hehe don't want people to google this :p. if they saw it hehe. being paranoid. don't want them to destroy apt if they saw this.

  • Why in the world would you look for a way to be NICE about it?! They were far from nice or considerate!

    I would tell them point blank that I don't plan on renewing their lease and walk away. Just make sure they don't mess up the place before leaving! Hold on to the security deposit till the day they drop off the keys.
  • Exactly two months before the lease expires (or maybe a few days earlier), send a certified letter stating that you are not offering a renewal lease and that they are to vacate the apartment on or before the last day of the lease term. Do not give a reason, that just opens a can of worms. If they start asking questions, the only response you should give is that you want the apartment vacated by the end of the lease term. On the day they move out, inspect the apartment with them, if there is no damage, immediately hand over a cashier's check for their security deposit, or send it via certified mail that day.


    Dear Tenant,

    RE: Notice of non-renewal of residential lease.

    This letter is sent to advise you that you are not being offered a renewal lease when your lease expires on Month XX, 2009. Please vacate the apartment by that date. Your security deposit will be returned after a satisfactory inspection of the vacant apartment.

  • We're supposed to presume that since the hallway therm. is turned up to 78 or 80 that these people are being unreasonable? The hallway is the last place to put the thermostat. The more you insulate the hatch or whatever the warmer the hallway and the colder the apartment. Also there is a accumulative effect as the heating season continues which will make the hallway even warmer over the winter. The fact that you are setting it so high says, to me, you know already the hallway is the first place to heat up and the last place to cool down. I also suspect your tenant is on the top floor (the roof hatch open), another heat loss area (being on the top floor). Do they also have some small skylites? Sounds like you're running this building on the cheap. Any decent LL would have a Heat Timer installed. It has an outdoor "weatherhead" that takes all weather factors into account. It'll cost you about 3K to 5K.
    Oh, to answer your question, tell them now Friendly like, you're doing them a favor, send them cert. letters when appropriate. Tell them anything you want for a reason, transgender uncle needs a place to recuperate from the defeat of prop 8 in CA.

    i more reasons why, just being paranoid now. my friend told me if this tenant googles this etc... and reads it they could destroy the apt.
