While they're perfectly fine for little ol' me (someone who is most decidedly happy with my 2nd-floor, pre-war walkup w/uneven floors and all kinds of old-house quirks), I could easily see how someone with Manhattan expectations but a Brooklyn budget (although I think that you could easily find a place in Manhattan for these prices) would be really disappointed in what the neighborhood currently offers. That might be a sticking point for future sales, especially in this market.
Is this a nice way of saying people will pay more to be away from us, and the arguements at Key Food? hmmph.
  • For that price, I think that people might be expecting more than an emerging restaurant scene on Washington, a few bars blocks away on Vanderbilt, and the closest supermarket being that Key Foods on Washington. Or, maybe they're waiting for the damn building to be finished. That would also be a huge concern for me.

  • There are definitely people living there now. Was walking past sometime over the holidays late night and some folks were carrying their groceries inside and greeted me with a nice big "hello" as in "we just moved to the neighborhood and we are just as friendly as you poor people who have been living here for ages".

Can't imagine why else someone would be carrying groceries in after midnight...

Maybe they don't want anyone to see that they do their own grocery shopping, like "regular" people :-).

  • I was completely expecting them to be a Fresh Direct crowd.

...maybe they are saving money now that they spent 2m.

They obviously took a car service from Whole Foods in Union square. Duh.

  • I'm pretty sure no one lives there yet. I look at it daily and they are still doing a bunch of work in there. it's also pretty much abandoned at night. My guess is they have the doorman there for show when potential buyers are coming. They are installing appliances now (waking me up with a dump truck every morning), and I'm guessing they are still putting in a couple of walls. They originally said that it would be open in the fall 2008, but that's obviously not happening.

I heard from a couple of people that Jay Z and Beyonce had bought a place there, although that could just be an unfounded rumor (which I'm now helping spread). But it would make sense, he's from Brooklyn and it would be the nicest "luxury" building closest to the Atlantic Yards stadium if they ever build it.

  • I believe that rumor is true, brooklynite. In fact, I think they may have bought more than one unit.

  • Early last summer, Trump's daughter walked into Sepia, the bar around the corner from the Meier building, seemingly just checking out the neighborhood after a unit tour. Have no idea if she purchased there or not.

  • I walk by there every night on my way back home from the gym and Im positive I've seen people milling around doing the kind of stuff people living their apartments do.

  • A property in this building was featured on Brownstoner as the largest sale of last week (at $3,140,000).

    NOT TRUE.

I'll have to do some "research" this weekend and confirm. Maybe I just don't see them on the side that I look at regularly on St. Johns.

  • Here's some good stuff: There's a total of 114 condominium in there. So if those 40 sales represent actual closings, they're still under 50% sold.

    Also:

"It will cost well over $700 per saleable square foot to develop the 162,000-square-foot building, said SDS Procida Development. That works out to at least $113 million in development costs. The project received roughly $107 million in construction financing from PB Capital Corp. To break even, the condominiums need to sell for an average $850 per square foot."

    and:

"The most expensive coop and condominium apartments in Brooklyn sell for about $850 per square foot, except here in Meier’s building, where the asking price per square foot averages about $1,200. The largest unit, a 3,400 penthouse, is priced at $6 million."
