Subject: what's realistic for $1100-1200?
I sadly had to leave Brooklyn three years ago for work, but now I have the opportunity to move back. I know that Brooklyn has changed a lot since I left so I don't have a good sense of what's a realistic rental situation. I want a 1BR for $1100 to $1200 (would settle for a large JR 1BR if neccessary). Must be rent stabilized and have hardwood floors. Could you help me out and give me a sense of where I should realistically be looking? The more specific the better (e.g. if you think PH is realistic, please specify which parts).Thank you in advance!

I'm going to be looking for pretty much the same thing next month. Judging from what I've seen on Craigslist, you *might* be able to find something like what you're looking for in PH, although chances seem better in Bed-Stuy and Crown Heights.
If anyone has any suggestions for other places to look for apartments sans broker fee beyond Craigslist, I'd love to hear about it! -
I think that price is possible in PH some. North of Park Pl, east of Underhill mostly.

you can do it! "prospect heights" listings that are actually crown heights will probably be your best bet!

i have even seen junior one bedrooms on//off washington rented within the last few months for under $1000. -
When I was looking in September, there was nothing less than $1200-1300 in PH.

check with the brokers on washington ave. a broker fee is sometimes worth the lower rent... when possible.

If you are willing to go over Washington even a block or two, you should be able to find a 1bdr for that much. Look for craigslist postings for the Franklin ave stop (2/3/4/5/S)

I used this broker... HAKEEM: (347) 386-2288 and I got a pretty good price on a 2 bedroom. He has a 1 bedroom listed on craigslist... http://newyork.craigslist.org/brk/fee/133793457.html for $1215 on Bergen between Classon and Grand... hope this helps...

Has anyone here ever dealt with Vernon at Croman Real Estate or Cornelia Thomas at Fillmore? I'm beginning to think I might be able to afford a broker after all. These two names keep cropping up as having lots of stuff in the area, and a quick archive search doesn't show them ever being mentioned in any of the previous broker discussions.

Today on craiglist there were 15 listings for 1BR+ between $1100-$1200 matching "Prospect Heights". All were east of Washington.

you should charge a finder's fee even if there is already a broker's fee. one up 'em. -

True... although a LOT less of those are stabilized and allow cats. But I'm starting to think maybe I'll be able to find something, especially if I can scrape together a broker fee.
