Anyone ever have a home inspection?
Hey has anyone ever gotten a home inspection done? I am considering one because I am considering putting my place on the market and I thought that I should get an inspection before I do that so I can make any necessary repairs or upgrades to help sell the place. But then some of my friends said that I don't need to do that since a prospective buyer will most likely hire their own home inspector if they are seriously considering buying. But then someone else told me that I shouldn't trust a home inspector hired by a buyer as they might not be giving me the straight dope. Any ideas on this? Also, does anyone know the cost of a home inspection? I read on this home inspection site that it can be around 2/10ths the value of the home. Does this sound about right? Thanks for any advice on this?

It's up to the buyer to do the home inspection, not the seller. If they find challenges then they could either negotiate for the repairs to be done (and you can chose who does those repairs) or have you discount the price of the house and either do the repairs later or live with it as is.
If you think their inspector is padding the situation, then you can get your own. But if I remember correctly, we paid about $400-$500 three years ago. The 2/10 amount on the inspection website sounds like wishful thinking to me. And I wouldn't go with whomever quoted that amount either cause they sound like a total rip off.
I would never buy a place without a thorough inspection. Ever. It can save major heartaches down the road. They check by beams for insect infestation or damage, crawl spaces and all othe areas you just don't notice when buying or living there. It's worth the price to get it done if you're buying.

Its good to spend the money on an inspection. It does not guarantee you anything, but it is good due dilligence and a small price to pay given how much you are spending on the house to begin with. I just might reveal a problem you did not know about and you can address it, like DW says above, before the sale goes through.

A home appraisal (which also gives you comparables in the immeidate area) runs about $450.
If you are thinking about listing the house, go to propertyshark.com for specifics on pricing (zillow.com is OK but not much on detail).
Worst case, a real estate agent can walk through and give you a price as well as suggestions what should be done to sell at max price. You do not need to disclose every loose nail - but advise the potential buyers on any major issues.
