  • I have a question: if a small business manager rents space from a landowner, who pays for the renovation of the space, the installation of counters, freezers, decor, and other structural renovation? It strikes me that if the tenant is paying for those type of expenses he would have some legal claim to them. What happens if he doesn't renew the lease? Does he basically just have to eat the cost of that investment?

    Also, for the record, charging rents that no one is willing to pay in anticipation of future market increases is called bad business, not greed. It's actually the opposite of greed, since your revenues drop to zero.

    check the new york UCC & commercial real estate laws. in Texas, at least, you get to take whatever you install. well. that was the state of the law 5 years ago. :)

    Just counted 89 occupied storefronts on Flatbush Avenue between 5th Avenue and 8th Avenue. Is this the sign of a robust economy or is it that landlords are asking too little for rent?

    I write commercial leases all the time - 5-10 years is standard with 1 or 2 5 year options (tenant) If you signed for substantially less than you have no one to blame but yourself - I mean why else would a LL demand such short term lease except that they see commercial rents rapidly increasing and if LL could see it so should you.....
    BTW where is your shop b/c I am looking for some below-market-rate products and I am sure you sell your products below market rate since you arent 'greedy'

  • A good remedy to stop people in the middle of fist-fighting, and if you're brave enough, is water. (Best if it's cold) Toss a bucket of water on them, spray them with a hose, whatever. It usually surprises and distracts them enough to stop fighting and if it's enough water they're too wet to continue. Usually if you drop the bucket/hose fast enough, they won't know who did it. Frankly I've never seen fighters get angry at the water thrower anyway. The person getting their ass kicked is pretty grateful and the person doing the ass kicking is either cooled off or exhuasted.

    Just in case anyone ever needs to break up a fist-fight immediately.

I've have fought {quite hard, I might add} for over 6 years to make this a nicer place for everyone. One jerk doesn't like it, well, so what. I'm done with this conversation. FPB is apparently still all hopped up by the market, and thinks it's going to last in his favor forever.

    FPB knows nothing at all about the current state of retail aside from what you imagine.

    Why don't you give us your name and office address, FBP, so I can avoid you when I look for a larger storefront in a few years? Afraid of losing clients because of your real thoughts, posted anon. here? Won't it bring more people to you since you think you have all the answers? :P

    I had such a great experience (in a comically bad way) there the other day... I would imagine that Madea's Family Reunion runs along the same lines.... A guy ordered a Crave Case two orders before a very indecisive and VERY outspoken family placed their erratic order. I sat back and watched for about ten minutes after I'd finished my number one with jalapeno cheese...

    Not trying to be taunting or petty just trying to point out how silly and misdirected it is to call people 'greedy' , when all of us expect to be compensated @ the maket rate for our services, product or work.

    As for using my real name - what difference would that make?? Would the merits of my argument change if you knew my name was David? and maybe you didnt notice but you are virtually alone on this (and every other internet) forum in giving your name/address.

    Finally as to be hopped up by the RE market - I actually hope it drops big time - and if it does I would just as vigorously defend you for trying to negotiate a lower rent on your lease renewel and would scoff at anyone calling you greedy for trying to take advantage of a LL with space that he just couldnt rent.
  • Market rate is what people think it is, it's not a figure etched in stone. It's a purely speculative amount.

    I'm on plenty {and read plenty others} of boards where people identify themselves, you should get out more.

    The merits of your argument will stay the same if we know who you are, it just takes a person with balls to stand behind their words, IMHO. Don't want to do that? That also speaks volumes. :)

    I had such a great experience (in a comically bad way) there the other day... I would imagine that Madea's Family Reunion runs along the same lines....     the jalapeno cheese is critical. but I'm not big on the fries or onion rings - I prefer an order of chicken rings to accompany my steamed lovelies. Carnivore advises that I try the chicken ring sandwich next time. perhaps ..with jalapeno cheese? here's hoping I remember all of this in the wee hours of the morning on march 12th ...

  • Knitting boards are almost all real names, crafty boards always have a link to the persons website with contact info, I could go on and on, it's quite common in my circles. Not a big deal. I link back to my shop, not my apartment.

    of course, I think it's an *awesome* picture because I'm in chinatown, wearing one of those silly tourist hats, drinking bubble tea and the sunlight is reflecting off of the plastic cup dome. oh well. I'm destined for misinterpretation forever and ever, I guess.
