PULASKI Street between Throop and Thompkins
Hi, I'm new to the forum and not exactly a Brooklynite just yet. I am looking at some new condos on Pulaski street between Throop and Thompkins. I'm a single female, who will be living alone. I took a look at the condos today and liked them, but unsure of the neighborhood. I had to take the G train, which seems a little iffy? Is that train reliable and is there another train closer? Next, I didn't see many places to eat or do. How safe is the surrounding areas considering I work in entertainment and I have to leave sometimes in the wee morning hours and return late, late at night.
I live in Chelsea now, but want more space.
What's it like in the summer. The street looks quiet, but that could be because its freezing outside and everyone is inside.
The condos range from 299,000 for 800 sq ft and 399,000 for 1159sq ft with a yard? Both of which I liked. Is it worth it? Do you think I can negotiate? I did a little research and only one condo has sold since the early summer and it went for $212,000. Any opinions. This will be my first home and I appreciate any help when it comes to this area.

I lived in Greenpoint on the G train. it is slow, it can be dangerous (I was almost mugged twice and had friends beat up). Greenpoint is sitting on a toxic waste dump (largest oil spill in North America). I don't think this is a good place for a single woman personally. I would look in Kensington.

I've lived on the G train for four years and with tempered expectations I don't think it's that bad. If I was a single girl I wouldn't ride it alone at 2 am, but otherwise I think it's like any other train in Brooklyn. Be smart and aware, etc, etc. If you come back late at night you might want to take a cab.
I can't speak on the area of Bed Stuy you're talking about but if you look back through the pages on this board, the area has probably been discussed at some point. There are a lot of informative posts about different parts of Bed Stuy. -
Greenpoint and Williamsburg have the highest breast cancer rates in NYC and one of the highest in the state. My sister just bought a great coop on Cortelyou Road....there are restaurants, bars and the Q train. I really think you should check it out before putting money down on a place in Greenpoint. I lived there for 5 years and I hated it.

The general advice is to walk around a neighborhood at all times of the day and night before you rent or buy. That said, I wouldn't recommend buying right there. It is very near a lot of projects which aren't going anywhere. I think you are going to end up feeling very isolated and without much options to sell; value will be continuing south in those edge condominiums for a while. Seems to me that many developments on the north side of Prospect heights might be a better bet for you.

I second Putnam-Denizen's advice, you need to walk around the area at a variety of times to really get a sense of it. I looked in that vicinity about a year ago when looking at rentals. In fact, it was Pulaski and Throop to be exact. Personally, I was turned of by it and ruled that part of Bed-Stuy out. It's a long walk to and from the train, little to no conveniences nearby, and yes, the projects are right there. I certainly felt that there were safer parts of the neighborhood for me to concentrate on.

You could have a look at the new condos on Lexington and Franklin. This is a better section of Bed-Stuy in my opinion (no, they are not located in Clinton Hill).

The advertised prices are high. But I know someone who closed in one of the buildings at the advertised price less 20%!
Of course you need to walk around at day and night time to see how you feel about the neighborhood. -
The realtors in Brooklyn seem to be in denial. There is in only so long that they are going be able to keep the listed prices so high. Even though sales of homes have fallen over forty percent in many of these north Brooklyn neighborhoods, prices have not yet drastically fallen. An extreme example of this can be found in Williamsburg and Greenpoint. Specifically, in the article I linked below the author claims that in the final quarter of 08' home sales in these two neighborhoods fell 42 percent, while (somehow?) the average price increased by 3.7 percent. This trend cannot continue forever.
