Who's going to join Sepia? It'd be great to have a little restaurant or bakery or something move in. ?

  • A lease has just been signed for a restaurant in the former Carl's Place. It's going to offer coffee and muffins in the morning, sandwiches and soups for lunch and a sit down dinner in the evenings.

    I loved the food at Carl's Place. The only problem was that it was a tad expensive and they never had the food listed on the menu...

    Shame it's going. Another American dream destroyed...
  • anyone know anything more about this place? who they are and when they plan to open up? I know these things take time, but the changeover might be sped up by the facts that carl's place was already a restaurant and already pretty nice on the inside.

    i liked carl's place a lot and i've missed their 5.50 lunch specials, but i'm definitely psyched for some breakfast offerings- maybe WiFi?

    a few of us have been looking at one of the 2 spaces for rent to open....
    a really good COFFEE place.
    which as everyone, including us, has said this neighborhood is SORELY lacking.
    the rents that we are initially looking at for those spaces are ridiculous.
    one has said they would negotiate with us on as long as we are not putting in a full restaurant style kitchen but they are starting at $4500
    we have a friend who just opened a coffee place in cobble hill which is less of an 'obvious' investment risk and she is paying $2100 a month for the same amount of space as the 2 places on Underhill, which seems fair if not a really good deal for that neighborhood.

    We are planning on wi-fi, a really comfy loungy feeling where people would want to come and hang out. REALLY good coffee, some simple food and great baked goods. A super good wine and beer selection (if we can get past the church across the street :wink: ) and most importantly just a really nice neighborhood atmosphere.

    We have already started all the business paperwork and now just need to get one of them to give us a space at something less than West Village rents.

    Does any one know what the leases are going for for sepia or carl's place?
    we just want to get an idea of what the going rents are before we go into negotiation phase.

    good for you. after all the talk on this board of "let's have folks here open up businesses!" and "yeah, seriously! but not me, I'm poor as hell!" we have someone stepping up and doing some good work.

  • Your business plan sounds great. I'm sure that your place will take off quickly once it's up and running. How about Washington Avenue? Or Classon? A few months back folks over there were expressing frustration about the lack of hangout spots in the area.
  • I second the suggestion about Washington. With the new buildings going up there, you are soon to get a lot more residential traffic as people walk up to Eastern Parkway or down to Fulton Street to catch the subway. And, there is no way any of the current storefronts are asking for anything close to $4500.
  • hold your ground- negotiate with the necessary highway robbers and open a place on underhill.

    granted, my position is only a product of my location. i just think it would be really nice to just go out the door and grab a decent breakfast.
  • im terribly biased towards underhill as i live 1/2 a block from the location :oops:
    but since we are determined to have decent coffee around here for all (!!!) so if the underhill location doesn't pan out we will take a look at washington.
    but it looks like we have some good stuff to work with in terms of negotiating since they are asking far more for this place than the same amount of space on 7th ave in PS.
    I'd still love to know if anyone has info on any of the monthly leases on underhill now.

  • Good luck, I hope your shop is successful whereever it end up.

    My experience with people who are asking too much for a space like this is that they will not come down to the level it should be until it sits vacant for a very long time. Someone has already convinced themselves they should get $4500 for it. They might go to $4000 or even the high 3's but it sounds like it should be in the mid 2's. To get them to come down 50% on a space might be tough.

    As you noted, this space should be discounted significantly from what is on 7th ave (one of the most expensive commercial strips in brooklyn) or court or smith sts.

    My recommendation would be to look at as many spaces as you can in the area and leverage the asking prices of spaces nearby in your negotiations. If the owner sees that you're interested but will go somewhere else they may work with you more.

    Also, if you're not aware of it, you can find the owner of a property at www.propertyshark.com so if you see a vacant store and there are no signs in it you may have luck tracking down the owner directly. This is often a way to get a good deal on a space, it's a bit more work but it can pay off.

  • Subject: I have a storefront on Washington

    My wife and I own a mixed-use building on Washington Ave. Just off St. Marks. Kiddy corner from Gen Sushi. We live on the top two floors above the storefront space. It looks like our current tenants might not be coming back (they're going to give me a final answer in the next couple of weeks). I've seen the clamor for new businesses on the site (and I've felt the need myself). If our tenant doesn't come back, we'll be looking to rent our space out. I'm willing to rent it under market value if we can find a good tenant. A good tenant is someone who wants to bring in something that will benefit the neighborhood. Also, we're looking for someone whose business won't go late into the evening and who won't make a ton of noise. That probably precludes a lot of food options. But, it's a good space for a gallery, bookstore, any type of retail, yoga studio, etc. The space is nice -- albeit in need of work. It's got high tin ceilings. It's about 900' feet with additional basement storage. I'll probably post this to the group as a whole, as well.

  • No. The next building over. 688 Washington. It's not much too look at from the outside. Needs new storefront glass. New gate. Like I said, the space needs some build out work. But the actual space itself is nice.
