5th avenue rents?
so i was in comfort zone today and asked the woman what the store across the street ... which has obvious work being done on it... was going to be. and she said, why do you want to open something there? are you interested?
I said... i don't know. i have a few ideas. (not that i was thinking of doing this but the way she asked, i thought, well maybe!) .... the space, between 1st and 2nd streets, was previously a sort of antiquey/clothing/assorted things place. i don't know why they left (i hate when stores don't leave a goodbye note!
) - probably increased rent? anyway it's looking really nice. i have no idea how to describe the size but the woman said there's one space for $4500 and another for $5500 - that the guy is making it two spaces(it's now one).
now, i was reading on the daily heights board about rents and that made me start thinking that this sounds expensive. but i don't know! maybe if someone knows the space i mean, they can give an estimate of the size.

According to the City thru Oasis maps (http://www.oasisnyc.net) the building is 25' wide and 72' deep (thats about what it looks like) - which is 1800sq ft (and seemingly too narrow for 2 stores).
At 120,000 a year its $66 a sq ft which seems high - I thought the rents were in the 30-35 a sq ft range but I am no expert.. -

hmmm. interesting. the space itself looks fairly wide and deep... do you remember moda lounge ? (geez, so many places close and you just never know what happened. that was a sweet spot. what happened to it?) It looks - from the outside - like it could be two of those.

Moda closed up about 1yr ago - I heard that the owner went back to his country (spain?) - I was bummed b/c it was about the only place in PS to get a real good espresso.
A Jazz bar is in its place (Puppets Jazz Bar) and much to my suprise it seems to get a decent crowd. - Wish they would have replaced those horrible solid gates w/ the see-through kind though - it is closed all day every day and the solid gates are just horrible to look at (not to mention usually filled with graffitti) - I dont know why they arent illegal or why the merchants association doesnt ban them. - anyway..... -

There are more than a few shops that have packed up pretty quickly from that part of Fifth Ave -- I just noticed the second girly clothing store next to Bonnie's has moved away.
If you're serious about doing something, it'd be worth chatting up the other recent businesses, like the cd store, and the fancy organics/recycled housewares place, or that run of newish places on the same block as The Gate. -

I've been there a couple of times - espresso isnt bad but the place is set up more of a lounge and all the seats are in the back - I just like to go in order an espressso, drink it and leave - I am not looking to sit, use free internet etc... so for me it is too much of a commitment to go in there - owners are real nice though

True but I think it is being replaced by another store appealing to a similar demographic. If your talking about the gate issue, I have tried but frankly all the tenants view it as their LL responsibility, which maybe is the case on their lease, but I just couldnt get these proprietors to recongize the advertising value (not to mention encouraging general foot traffic) of opening their stores up. -

I get the street names wrong half the time, so I just reference other businesses...and I was pointing cat towards contemporary businesses that she could talk to. Is the 5th Ave Merchants active in anything other than Xmas decorations and those maps?
that's interesting about the actual gates tho -- you've noticed that the newer clothing businesses are putting in display gates instead of rolldowns . . . that signaled a huge change to me on both corners of Union and Fifth Ave. -
Unless your landlord is some type of saint, commercial renters are required to pay for/repair their own pulldown gates, and a new set of nice see-through ones will cost a grand and up, way up depending on the size of the storefront.
As far as see through gates being good for business, I can attest to the fact that Oh Yes, that's very true! -
I just moved into the apt directly above that space. You probably ran into my broker at the store, LOL.
It was going to be a hip little restaurant, there was a deal brewing with a big chef from Manhattan but it fell through. Now the owner wants to chop it into 2 pieces. -
Oh wow you already moved in, that was fast (they were renovating 2 weeks ago) - love the "Abbey Court" name the put on the door.
I kinda hope it isnt another restaurant - I'd love a newstand or a fruit/grocery store (Im lazy walking to President seems far to me) -

yeah i miss the deli (i only bought cat litter and water there but it was convenient!) and also the newsstand - which I think could have done well but it was sort of set up like park slope in ... the seventies maybe... instead of set for 2000+. it looked very old time even tho' it opened up fairly recently (and then closed). both on 5th ave. between 1st and 2nd streets.
thanks for the suggestion about chatting up owners. I emailed someone at 3R living but have not heard back from them. I can ask around also. i think it's all very expensive now. it was sort of a whim for that one day but i don't think i could afford what the rents are going for... it's such pressure to have to work that way.
how are the apartments in the building that has the stores for rent? interesting re: that space that was supposed to be a restaurant and now two stores. is the owner a new owner? the lady at comfort zone said greg (the owner) is very nice. were there tenants in that building previously?
