Area around President street between 4th and 5th ave

that's really a bit expensive and there is no playground *super* close

I wonder if it's in new building, or renovated places across the street...what's the building number? If it's even numbered, prolly the new construction. Odd numbered are the one bdrm railroad flats across the street -- my friend just moved out of one of them. She was paying $1100.

You are prbably talking about the new rental building built on c/o President and 4th - running up toward 5th. Once looked at an apartment in there - pretty nice for a rental actually. Cant say if it is overpriced cause I havent looked for a rental in a long time.

Pros- President IMO is the best street between 4th and 5th to live on. Close to the train (end of the street) and has nice housing stock (doesnt have the warehouses and cheaper looking construction that many 4th-5th blocks have). Lots of playgrounds - You are 6 blocks from JJ Byrne Park which has a very nice playground (also is a playground at Berkley between 5th and 6th whih is probably even closer in distance) and Restaurants nearby are great (some of the best in NYC) Elementery school PS 321 one of the highest ranked in the city.

Cons - IMO 4th Ave is bleak and depressing, the overall area is not as nicely kept as higher into slope, rats are more common then I've seen in other parts of city, crime/drugs is more prevaelant than shoud be (but far from an every day concern) and 5th Ave whil having some good stores and great restaurants is consistently one of the dirtiest street of its type I have ever seen.

For me the good outweighs the bad which is why I live a couple of blocks away
