NEEDED - Responsible, Sane roommate for 6/1/09 move in

Sigh. So my current roommate is not able to handle a "New York state of mind", so I'm looking for someone to share this cool 3 bdrm apartment, with FULL SIZE washer/dryer with me. You would get the HUGE master bedroom with a separate parlor attached. The place isn't perfect, but it is has character and is nicely situated at 3rd St & 5th Ave in Park Slope. All I ask is that you be responsible with rent, utilities, etc and be a nice person-I offer the same!

Rent is $1,400 + utilities, cable & internet.

Any takers? :)

  • FYI- to make someone pay more than half the rent because they get more space is actually illegal. Very steep fines and possible eviction.

    Also, dont worry about that legalcrap.
    Just have a written/signed statement that you pay a certain amount and your roomy pays a certain amount. You wont have a problem

    And about the eviction stuff...i dont see how thats even possible. If a deal is reached between multiple roomates, that has nothing to do with the landlord. All the landlord is worried about is getting money. Not who owes what. It's a flat rent. If one roomate leaves out of the blue, its up to the other to pay the full rent.

    Unless the lease says something else. But I am assuming its only under one name in this instance.

    i freely admit i know nothing about the law in regards to that though.

    Only if it's a rent stabilized apartment. If it's free market, which is probable given the level of rent, the housing court only gets involved if there is a dispute between the tenant of record and the landlord for a breach of the terms of the lease. Bondgirl might want to re-read her lease for any weird conditions, but I doubt she's going to run into trouble with the Rent Stabilization Code.
  • Even if the roommate agrees to the higher half of the rent, it doesn't matter. They could easily change their minds and even if they signed something, they could claim ignorance of the law.

    But I think you may be right, bohuma, about the rent-stabilized part.

    Hikitori- you're right, you don't know about the law. Landlord offers the lease deal to the person who is supposed to be capable of handling the full amount of rent. Now, we all know that they look the other way when roomies start moving in to help pay, but the fact is, is that if you're charging your roomie more then you're paying, the landlord can TOTALLY get involved and call you out on illegal subletting, as technically, that's what it is.

    I thought subletting was when you move out temporarily and rent to someone else. Not roomates.

  • Bondgirl, I hope you get a good apt mate. I think the price is totally fair. ACTUALLY LIVING IN PS, as opposed to SOME posters. I know damn well what a 3 bed, washer/dryer, w/ parlor apartment costs.

    That said, anyone who talking about 'landlords' and eviction are probably trying to get under your skin because they are 'haters.' Landlords don't give shit as long as you take care of you space and pay on time. The girls renting downstairs from me totally paid different rates, as one had most of the space and the other didn't. I thought it was a fair and honest split and extremely common in every city I've lived in.

    Good luck and come out for happy hour sometime with me and the crew! :D
  • Mamacita, you're right....and this is not subletting - subletting is if I move out of my apartment and "lease" to someone else - since you have a 3 bedroom apartment...I'm sure it's expected that you would have at least one roomie...

    Not sure who you're calling a hater- as I'm far from it. I really couldn't care less how much she charges her new roomie. That said, if the apt IS rent stabilized, and she charges more than what she pays- it IS illegal. While many landlords don't care, some do. It has nothing to do with fair or unfair, Mamacita. It has to do with the law. It may be common to have unequal splits- hell I've done it myself. But it is illegal.

  • bondgirl lives right near me, so, how much is the total rent? I know my neighbor who owns his building gets about 3800 for his 3 bedrooms.
  • I think LTS is probably right. Rent O Meter show places around there for 3500 for a 3 bed, and that not considering that the OP also has laundry. I would DIE for a damn washer and dryer. That's a definite perk!

  • Regardless, OP, best of luck on the find. Assuming your place is in good shape, I don't think it's a crazy price. You do have to take into account that it is a renters market, and for you to find someone at that price, it will have to be someone that really wants to pay the high price for being smack in the center of PS. Use targeted Craigslist adds and see what comes up.

  • Wow. I can say that I am both humbled & overwhelmed. THANK YOU ALL SO MUCH for the feedback. I actually didn't even check the posts yesterday because I thought I was going to get yelled at :( , but I totally appreciate the love (even from the "haters").

  • 3 years ago I had a two bedroom to myself on 18th between 6th and 7th that was $1250 a month. I'm sure it's gone up but paying $1400 to live with strangers? I still have nightmares about shit like that.

    Not bashing, 'cause I have no idea how nice/not nice this apartment is, but that's why I live in Sunset Park. I can afford my own place and not have to live with other germ-carrying people. YAY!
