Looking for apt/loft/duplex in PH - possibilities? options?
Hey all, I'm new to the forum but have lived in various places in PH for a few years. I *love* this area, and would like to stay here as long as I can. I love my place (700sq ft loft w/800sq ft private roof that I've fully updated/redecorated), but am realizing I'm maxed out on rent while not getting enough space. Between working from home, being an artist, and having an extensive costuming habit, I need more like 1,000+ sq ft -- and I can't do roommates. Yikes. I've been looking for a loft or duplex with outdoor area -- anyone have any leads beyond craigslist?
I've posted the below on CL, if you may know of a non-standard option in the area. I'm very good with non-standard (odd arrangement, buildout needed, adapted commercial space, etc)! Failing that, may just need storage or art studio...
Thanks muchly!

Looking for:
- an open layout 1-2bd apt, duplex or loft with wood floors, 1,000-2,000sq ft
- sizeable outdoor access
- updated bathroom/kitchen, or ability to update
- can handle buildout, if needed, if the price is right on the rent
i'm really searching for a live/work space, since i am an artist who also works from home. i'm also a professional events planner, and would love a location where i can host occasional events (drinks, BBQ, acoustic live music). my personal budget is $1500ish but can go up to $1,800-2,000 if i can monetize location via events. another option is a duplex with the bottom floor is suitable for an art studio that i can share with one other person (works best if it's got its own door to the outside). i've got excellent credit & steady income. currently live in a smaller version of what i'm looking for, so am in no rush unless the perfect place comes along.

Honestly, your best bet is to look along the L train in bushwick. The morgan ave and jefferson st stops are full of huge loft spaces that many artists use for live/work. Ours is a block from the subway and it is 1,000 sq feet and they can go from 1,500-1,800 (depending on how 'built' the loft is) Also, obviously the further you move from the subway you can get even larger spaces for cheaper.

Surely. But then it wouldn't be my beloved PH. I have zero interest in living in Bushwick. And there are loft-like spaces around here; they're just rare.

There's a place on Sterling just off of the corner of Nostrand (north side of the street btwn Nostrand and Rogers) that I remember seeing advertised that was a live/work type space. It's a storefront plus some living quarters, maybe in the rear, maybe upstairs, I don't remember exactly. I can't find the ad I saw but there is still a sign on the door with a number, might be worth checking out if you're over that way.
