$700 HUGE room in HUGE apt., Midwood, Brooklyn, Safe Area!

HUGE room in HUGE apt., 10 minutes to Brooklyn College, 25 to Manhattan
AVAILABLE September 1st
6 month minimum stay or longer.

FOR A *LOW-KEY, *QUIET/CALM/PEACEFUL FEMALE ROOMMATE who respects the situation as outlined below.

BEDROOM: 200 sq ft in itself (about 20 ft by 10 ft), HUGE, big, large rectangular shaped room, about the size of a small studio apartment in itself, with 5 windows. Brownish earth stone-like tile floor, ceiling fan and light, + AIR CONDITIONER! Have never had heating complaints either. Comes unfurnished, but I can probably help you find furnishings if you want, for free, like from craigslist or freecycle.org. There is NO CLOSET, HOWEVER THERE ARE TWO CLOSET BARS to hang clothes from (they are full-sized, about 5 feet long each), and you can always bring in a portable closet. I *may be able to offer you a closet in another part of the house, but I am not sure at this point. We can discuss it.

*THERE IS ALSO AN EXTRA SEWING/ART/STUDIO 2nd ROOM THAT YOU MAY USE... I am never in there anyways. It's small, and I have fabric and a linen closet stored in there. There's a big table and some sewing machines too. You can use it to study or as an office, or whatever.

*LIVING ROOM/DINING ROOM/ KITCHEN/ APARTMENT DESCRIBED FURTHER BELOW...

IMPORTANT ISSUES:
1. DECORATING/ETC: I have lived here for 6 years, and am therefore solely responsible in picking future roommates, and decorating the common living areas, although you can feel free to decorate your own room. I AM NOT INTERESTED IN SHARING A LEASE WITH ANYONE. OF COURSE, EVERYONE HAS FULL USE OF LIVING ROOM/DINING ROOM/KITCHEN/BATHROOM/BASEMENT.

2. I have 1 CAT, and cannot take in any more cats, as it leads to problems. No dogs either. Other pets ok.

3. THREATENING OR HOSTILE BEHAVIOR and/or consistent bad attitude directed at me, having guests over all the time, or failure to pay rent will be responded to with 30 day notices, eviction papers and other necessary measures. I also don't like roommates who are hyperactive, or require constant attention, be it negative or positive. I hate to bring it up, but I have had to deal with this in the past, and have experience in it.

4. I am an occasional smoker (I quit about 1 year ago, but still will buy a pack once a month while partying or having a bad day, usually smoking it in the kitchen). I wish I could say I've completely quit, but I certainly don't smoke 90% of the time.

5. GUEST POLICY: I have only run into issues with people having guests too much when they get a new boyfriend who attempts to move in, or is in the place so much he might as well be a 4th roommate. I go out to see my friends mostly. I think *once in a while, having a boyfriend over for a weekend is ok, or out of town guests for a bit longer, BUT OTHER THAN THOSE OCCASIONAL TIMES, THERE SHOULDN'T BE MORE THAN 3 OVERNIGHT GUESTS PER MONTH, give or take. If you feel the need to have people sleep over every week, or worse yet, everyday, this isn't for you. Occasional party ok.

6. I ALSO HAVE A POLICY OF asking roommates to:
A. KEEP (CELL) PHONE CONVERSATIONS IN YOUR BEDROOM ONLY, as the noise reverberates throughout the house and I can hear people on cellphones talking in the bathroom/kitchen/hallway, etc, even from my bedroom and it's agitating.
B. TURN OFF LIGHTS/ AC'S/ FANS/ computers when leaving a room for more than 10 minutes or so, SO THAT WE DON'T GET A HUGE $$$ ELECTRIC BILL we all have to pay for.

2) ME: I am a 29 year old NYU and FIT alumni (specialized in playwriting/dramatic literature/english, and fashion/textile design respectively), and I work part-time as a publicist/copywriter within the fashion industry, while looking for more work on a freelance basis. I am financially stable and have lived in this apartment for 6 years and in NYC for 10. I am originally from the suburbs of NYC. I work in midtown, but also telecommute from home. I also have a million other side businesses and ideas I am working on, so I'm pre-occupied with that as well. I'm kind, tolerant, respectful, considerate, warm and accommodating, and am seeking the same in a roommate. I'm an artsy/intellectual/bohemian/reader/writer type, and an introvert who spends about 90% of my time at home alone (I'm not shy at all, just busy with my own ideas and life). I tend to see the roommate thing as primarily an economic situation- a way to save money. I'm not interested in heavy interpersonal interactions, "drama", or relationships that distract me from leading my life. So, I'm open to friendship, but not looking for a friend. When I am home, I'm "off", meaning I'm not really in the mood to socialize or be "up" or "on" or have to put on an act. I'm also a native New Yorker (my roommates have come from all over the world and America, however), with the attendant personality type, which is to say, I am a kind person, but certainly not cheery at all times. I spend most of my time at home cleaning, working, preparing, etc., and generally keep to myself. I ALSO WANT TO COME HOME TO A CALM ENVIRONMENT, especially after a day of being out in our stressful, chaotic city. *The roommate who is moving out has lived here for 1 year, and is leaving to go live with her best friend- on good terms. I have 1 other female roommate, who's been here 8 months. She's 24, very sweet, would get along with anyone, works full-time, and busy. THAT MEANS THERE IS A TOTAL OF 3 PEOPLE LIVING HERE, including myself and (maybe) you, even though it's a huge 5 bedroom apartment.

3) TRANSPORTATION
Kings Highway station stop on Q/B express train. 15-20 min. commute to lovely Prospect Park or Marine park. 4 blocks from train, around the corner from
shops/restaurants/gyms of every kind (Kingshighway is a MAJOR SHOPPING STREET in Brooklyn- you can find anything and everything there).
5 MINUTE WALK TO TRAIN:

B train
25 minutes to Manhattan/ Grand St./Lower East Side
Q train
30 MINUTES TO CANAL ST./Wall St. (financial district, Chinatown, Lower east
side)
37 MINUTES TO UNION SQUARE (14th St., THE VILLAGE) EXACTLY!

F train, about a 10 minute walk, rarely use, but useful, has an Ave P (our block) stop.

(all trains run up and down all of Manhattan)

5) NEIGHBORHOOD: 5 minute train ride to BROOKLYN COLLEGE, 15 minute walk.
Midwood is a VERY SAFE, MIDDLE CLASS, mainly immigrant (russian, jewish, pakistani, etc, yet diverse with all kinds of other people as well) neighborhood w/ beautiful tree lined streets. It's basically just boring, and there are no hipsters, but it's not like you have to hang out here. There are some interesting ethnic restaurants, and every amenity (5 banks, 3 gyms, 24 HOUR EATERIES/DELIS/WALGREENS). We are 10 minutes to park slope (hip area) and 30 minutes to the village, so who
cares? It's about a 25 minute drive to Williamsburg (no direct train line).

ONE OF THE *SAFEST NEIGHBORHOODS IN NYC ACCORDING TO NYPD crime statistics, available online.

5) APARTMENT:
*Huge 5 bedroom (with only 3 people TOTAL, extra rooms, plenty spacious) apartment, the whole 2ND FLOOR of a 1920's big house, approximately 1700 sq ft.
*LOCKS on all bedroom doors (no need to worry over security).
*Full kitchen w/DISWASHER, XTRA FRIDGE (2 full size REFRIDGERATORS) + hot/cold WATER COOLER! (brita filtered tank),
** FREE LAUNDRY in building basement,
*HUGE Living Room + HUGE Dining Room. AIR CONDITIONING in dining room cools whole place.
*Hardwood parquet floors throughout.
*NEWLY RENOVATED FULL BATHROOM (separate bathtub and shower stall).

6) RENT/SECURITY DEPOSIT:
1ST MONTHS RENT ($700- can give on day you move in) + $1000 SECURITY DEPOSIT TO MOVE IN (needed to reserve the place and RETURNED WHEN YOU LEAVE, minus any outstanding bills due) . I can give you a receipt for all of this.
+ UTILITIES (ABOUT $40-75 MONTH, negotiable), which includes cable tv (optional), cable/high-speed internet, phone (unlimited long distance/local), electricity, gas (for stove). You don't have to pay for cable or phone or internet or gas if you don't use it. I even have a card with the cable deal that gets us 4 free movie tickets every tuesday... you can use it if I am not.

THIS TOTALS: $1700 TO MOVE IN, no exceptions...

7) EMAIL ME BACK WITH A TIMEFRAME AND DATE THAT'S GOOD FOR YOU TO SEE THE PLACE, along with a note about yourself- your lifestyle/work/job/school/interests/past living situations/personality/expectations, etc.

8) Pack a checkbook or monies when you come to see the place, *in case you want to make a deposit to reserve room (no pressure of course).

9) DIRECTIONS:
Take Q or B train to Kingshighway stop (B stops running after 9:15 pm, and
doesn't run on weekends, but is an express train that is much faster). Walk
down kingshighway (or across 15th st. unto Ave P, which is quicker) to e.
12th st. Make a right. Walk until u reach the corner of Ave P and 12th.
*ring MIDDLE DOORBELL in the *back of house, by the garbage cans/garage.
OR CALL UP WITH YOUR CELL PHONE, as front doorbell gets sticky and I don't always hear it.
