Hi,

Has anyone been to an open house?

Do you think it'll fetch the $519,000 asking price?

No, I'm not the owner. But in my opinion, how much this apartment goes for will be very indictive of the real estate health of our neighborhood. A two bedroom for over $500,000 in Windsor Terrace? Very interesting indeed.

  • Eh. Super convenient location, but I think those buildings are hideous (my apologies to anybody who lives there). No pics of kitchen, bathroom or 2nd bedroom makes me think those rooms are not great.
  • Ditto to Flexi's comments. Also, in addition to the lack of kitchen and bath photos, there was no discussion regarding closets. What was that in the corner of the bedroom - a makeshift closet? Yes - ultra convenient for transportation and nice view of the park - BUT - if you have to pour a ton of money into rehab of the bathroom and kitchen . . . no, $519K is too much.
  • The location is prime. I love the wood flooring and never seen anything like that before. The second bedroom seems a little small. However, location is king and this is as good as it gets.

    If the bathroom and the kitchen need a total renovation, I would offer 485k.

    You will also have a very easy time when you will want to sell the property. Also the layout of the property is pretty good.
  • is it me or does the maintenance seem a bit high on that one as well?

    i would not be shocked if it cracked $500k but they def won't get $519k.
  • no dishwasher, no kitchen pics, no w/d hookup, high maintenance... i would be surprised if they got over 500k. if so, it makes me feel better about possibly finding a new place.
  • I'm not thrilled with the layout. Who wants to walk to the front door in the middle of the night to pee? The second bedroom is bitty (I live in one only slightly smaller) and I'm always worried when there are no pics of the bathroom and kitchens, most listings I've seen seem to focus heavily on those two areas.
  • i've seen places in this building with the same layout. they're tiny, and the bathroom is very far away.

    one of our units, larger and with a gorgeous brand new kitchen just went for 550k, and a place in the building next to ours, 2 br, newly totally renovated but fourth floor just went up for 619k. we're half a block from the park, but not ON the circle.

    i hope this means the market is starting to rebound...

    Now there's another apartment in an adjacent building for sale. Same layout, same type of building, same price: $519,000.

    Two 2 bedrooms, one in 7 PPSW, the other in 14 PPSW. Both at roughly 750 sq. feet. Going for over $500,000.

    I gotta say, I'm intrigued. What these go for will say a lot about a lot.

    I saw the apartment in 7 PPSW. Nice layout. Needs lots of TLC, but with the right people with the right attitude and elbow grease, you'd have an insane apartment. Easily enough room for young families. And with park views, you'd have a front row seat to the fireworks every 4th of July.

    (And no, I'm not the real estate agent.)
