moving back to slope, need reasonably priced apt

some of you may remember me as the person who was with great horror and reluctance moving to LA. well, i'm back, at least for a while, and i need a place to live. i could do a year lease, but i'd rather a sublet or some other situation for now (no roomies, though, i'm a loner). but god help the person who randomly sublets off craigslist!! does anyone have any leads on a studio or "jr one-bedroom"? i'd rather stick with the slope/sunset park near the slope (say up to 25th st.) and not below 4th ave. (5th or above = best). windsor terrace or "greenwood heights" (whatever that is, you know what i mean) are possibilities. safe subway access is essential.

thoughts? i'd alsoappreciate thoughts on safe subway access in the windsor terrace area - there are some "reasonable" places (and by that i mean $1200 for jr 1 bedroom - i know the prices here) around 11th ave & 18th street, but will i be OK walking back home alone circa midnight?

all ideas welcome. thanks!

  • I have no idea about 11th ave and 18th st but I can pretty much promise that you won't find anything CLOSE to a 1br in the slope proper. I looked for my apt for almost 6 months before finding something I could afford...at 1500. For a studio. The teeny tiniest studio in my building is 1250 and includes luxuries like a fridge outside of the kitchen, no bathtub and 4 flights of stairs for entry (and it hasn't been renovated in seemingly 40 years.) My building is rent stabilized.

    I keep current on rents in the neighborhood (always looking for a better deal!) and I rarely if ever see anything under 1500 in what I consider to be park slope (flatbush to prospect, ppw to 4th ave)
  • FWIW, we took a sublet off of craigslist when we moved here from NC. I had never even been to NY. It worked out pretty well. He was a grad student that wanted to not pay rent for 5-6 weeks during a break and just went to stay with his parents while we used his place (furniture, etc.) It certainly wasn't fancy but it was near an R train and he put us in touch one one nice neighbor in the building which was great for questions.

    It's been a year or two, but my friends had a nice place on 20th street/6th Ave, 2BR for $1400. I went and hung out there and pet sat a lot and never felt unsafe walking around day or night. And now there are more and more bars and restaurants opening down there.
  • As far as park slope goes, I agree with Carmen. However, you might find something in sunset park...but for 1200 it won't be easy.

    I live a few blocks from there. You will be ok. It's very quiet, but pretty safe. My block is a few blocks closer to the "action", but I have a friend on the block you are looking at with 2 teenagers and they haven't had any problems
  • a roommate could get you a couple rooms near 10th street and 7th ave and bring your share of rent down to 800/month.

  • I just saw a 1bd with yard on 22nd and 5th for 1400. There are prices like this, but you will have to look hard. Welcome back!
  • 20th St is *AWFULLY* loud. It is a truck route, and trucks run all day, every day, with emphasis on M-F 4:30am-6pm. There are always places for rent because the noise is unbearable with windows open or even closed for winter... a humidifer or the like is necessary if your bedroom is street-side.
  • I lived on 20th for a few years but the trucks never bothered me. My room was second from the front. Am also used to noise though.
  • i think having a bedroom right on top of the street, next to a light (with all the gear changing & downshifting/brake noise) is hard to take. Some days are better than others, depends on how light of a sleeper one is. The 2nd room, away from the street, is much quieter though, def. livable/sleepable.
  • I think $1200 is more possible in Kensington near Church Ave. or Ft. Hamilton stops....

    At $1500 I think you will have plenty of luck in South Slope/Windsor Terrace
  • Honestly, when is the last time any of you tried to rent a one bedroom.... or anything for that matter. As is always the case this board is talking out of its ass.

    If you have 45 days to search and if you are willing to bust your ass looking at apartments then you WILL find a halfway decent place for 1250 in the area you're looking.

    If you're willing to take on a roomate and have the time and energy you can definitely find a decent two bedroom for under 1900.

    I just rented a place in the neighborhood 3 months ago (not a 1 bdrm) Obviously, I found the prices in Park Slope/Windsor Terrace to be significantly higher than Kensington or Sunset Park. When we first wanted to move we thought we needed to do it really fast and we could find nothing in our price range (we were looking in all four neighborhoods.) We decided to take more time and did find something in our price range/desired location but only after 2 1/2 months of looking at tons of places.
  • A guy I know rented a one bdrm, prime Slope, last year -- $1400.
    Owner-occupied brownstone. It totally happens.

    Or you could go to Kensington like all the others...

    Agreed. While I personally think roommates suck, if you need to save cash and want a nicer place in a neighborhood of your choice, shacking up is the way to go. You never know, there could be some airline flight attendants who are NEVER home looking for roommates.
  • Or if you really want to save money, find a roommate who works at night as a waiter. Then it is like you are living alone, but at half the price.
  • I found my friend a really cute studio with an almost equally large bathroom in a brownstone with a shared backyard right off 5th Ave & 1st for $1,200 and I found a killer deal on a 2bd in dead center Slope for the bf and I. Great deals are out there, you just have to look really hard and maybe for a bit, but don't give up.

    Also, don't be scared to make an offer on the rent - who knows how desperate they are or if they think you're a better fit than anyone else that's come to see the place. I got $300 knocked off the asking price of mine.
