    This is a beautifully renovated apartment with many high end finishes. All appliances are stainless steel, cabinetry is cherry, and the countertops are black granite. Kitchen has an island and a lovely view of the street and treetops. Windowed bathrooms and custom closets are good size. The apartment also has a Bosch washer/dryer. The 2, 3, 4 and 5 trains are at the corner. 3 blocks to the Brooklyn Museum and Botanic Garden!

  • Best way to decide is search, search, search. Go see everything in the surrounding neighborhood and make sure to include monthly maintenance fees in your decision. Co-ops are usually a little cheaper than condos because you don't actually own your unit; you own shares of the building. That said, doesn't seem outrageously priced. If you can buy a brownstone for 600,000 - 700,000 that is roughly double the size and needs a little work. The price seems fair especially considering it's on Eastern Pkwy- but I don't know how far down it is.
  • for slightly more you can buy yourself a house in the hood. like almost double your price.

    What she "wrote" was just a cut and paste from the broker's website, I think she was just trying to quote the description prior to commenting on it.

    That said, she could be a broker, who knows.

    My take on the place is that it's worth checking out. There aren't too many places where you can find a nice sized 2-BR in good shape for under $400k. They don't list the square footage so it's difficult to compare on that basis to some of the other apts. in the area.

    Two buildings to compare to are 1520 Bedford, which has been discussed (http://www.thedevelopersgroup.com/buildings/building.aspx?buildingid=1055&)
    and 362 Eastern Parkway (www.362EP.com) Both are condos and new renovations but they look to be within a block of this building (I'm guessing Franklin and EP based on the description) so they offer a good comparison.

    The writing definitely sounded like broker-speak, but the paste-in from the ad explains it, I guess. I'm sure it wouldn't be above the "broker's code of ethics" (HAH!) to pose as a customer on this board to draw attention to an ad that people might otherwise have skipped over if it had been in the Classifieds section.

    362 Eastern Parkway is selling at what appears to be a 6 to 10% premium over 1520 Bedford. It's location is definitely one block in the right direction, in an area where a single block seems to make a difference. I'm not a Crown Heights resident, at least not yet, so please take my observations with a grain of salt.

    My guess is that the slight premium to be on EP will pay off; but it's a bit more $$$ than I am ready/willing/able to drop.
